Sales Manager
Location: Didsbury, Manchester
Salary: £50,723
Reporting to the Head of Sales and Marketing, the Sales Manager’s key responsibility is to play a leading role in the successful delivery of the organisation’s new homes sales programme ensuring that all homes are sold efficiently, compliantly, and in line with organisational targets. You’ll be working closely with colleagues to ensure that every scheme is well-positioned for market success, from initial design input through to customer experience and sales completion. As part of a dynamic and professional Sales and Marketing management team, you’ll help lead high performance across the Sales department and have real influence on our growth ambitions, working collaboratively to achieve our sales and customer experience targets, build our reputation and secure new business opportunities.
What you’ll be doing
* Lead and drive the delivery of the sales programme, ensuring targets are achieved across all new homes for sale.
* Ensure effective sales and marketing strategies are implemented for homes delivered through the development programme.
* Review new development opportunities, providing input on location, demand, plotting, house-type mix and values.
* Work collaboratively with the Development team to influence specifications and maximise market appeal.
* As part of line-managing sales staff, you’ll inspire and drive for high sales performance while ensuring full compliance across relevant legislation and funding requirements.
* Manage relationships with key stakeholders such as panel solicitors and mortgage advisors, working closely with them to ensure performance levels are upheld and any issues are resolved quickly.
* Prepare accurate sales forecasts and work closely with the Development team to ensure alignment with their cash flows.
* Work closely with the Marketing and Brand Manager to prepare annual and scheme-specific marketing budgets. Monitor expenditure against budget and influence future budget allocations.
* Involvement in procurement exercises to ensure ongoing value for money and optimum service from our suppliers.
* Ensure the team manage all prospective and existing customers in a professional and engaging manner to ensure the best possible customer experience.
* Lead on site set-up work such as legal instruction of the Shared Ownership lease, working closely with the Development and Property Management teams.
* Utilise the CRM system effectively to drive performance, ensuring efficient sales progression and accurate reporting.
* Work closely with Development, Marketing and external partners to ensure sites, show homes and collateral are prepared in a timely manner to allow off plan releases.
* Support the delivery of wider corporate objectives.
What you'll need
* Sales management experience within the Housing industry and/ or Estate Agency.
* In-depth understanding of Shared Ownership and outright sale housing markets.
* Proven leadership skills.
* Experience of developing sales and marketing strategies and delivering high volume sales to achieve targets.
* Strong project leadership capability and people skills.
* Commitment to providing high levels of customer/client satisfaction.
* Excellent colleague management and team building skills.
* Highly developed attention to detail.
* Analytical skills, able to collate and analyse data to influence campaign planning and media spend.
* Highly organised, with the ability to manage multiple deadlines.
* Experience of CRM systems is desirable.
* Excellent communication skills. Evidence experience of and commitment to building and managing relationships with internal and external customers, colleagues, stakeholders and external partners and suppliers.
* Ability to liaise with other departments to ensure delivery of wider corporate goals.
* The ability to develop and project a positive image of our client through personal, written and oral skills.
* Ability to produce accurate and concise reports.
* Full Driving license and the use of a car for business purposes (with Business Use insurance cover.
