Role Overview
The Construction Director reports to the Division’s Managing Director and is responsible for leading and managing the Division’s construction team. The role involves achieving all targets and objectives within specified timescales and budgets, maximizing profit potential, and ensuring the delivery of high‑quality projects.
Principal Accountabilities
* Manage the development of sites in accordance with specifications, programme and agreed completions.
* Ensure that best practice is followed and preliminary/overhead costs are controlled.
* Maximise revenue generation and contribution to the company’s operating profit.
* Ensure the construction team is fully resourced, well‑directed and supported in communication, training, development and workload management.
* Comply with the Group’s Health and Safety policy to ensure a safe working environment.
* Collaborate with the sales department to deliver exceptional customer care and meet customer satisfaction targets.
* Champion customer care within the division, implement policies and develop quality assurance standards.
* Agree construction direction, locations, programmes and coordinate with Construction Managers to ensure adherence to programme.
* Maintain up‑to‑date understanding of sales targets to optimise revenue generation.
* Provide appropriate reporting to the Managing Director and Divisional Board in line with standard formats and schedules.
* Interview prospective construction staff as required.
* Oversee induction plans and continuous training, coaching, appraisal and support to improve staff performance.
* Check and sign off Construction Managers’ expenses and mileage claims monthly.
* Represent Bellway Homes professionally in all conduct and attend corporate hospitality events from time to time.
* Carry out any other reasonable tasks as requested by managers.
Experience, Qualifications and Skills
* Extensive management experience at senior or appropriate level.
* Experience managing a construction function.
* Previous role as Head of Construction or Construction Director with a volume housebuilder.
* GCSE grade C/4 or above in English and Mathematics (or equivalent).
* Relevant CSCS card.
* Full UK driving licence.
* Ability to manage, motivate and support staff.
* Excellent interpersonal and communication skills with the ability to liaise with internal and external stakeholders.
* Strong negotiation skills.
* Ability to work to deadlines in a fast‑paced environment.
* Enthusiastic and self‑motivated with initiative and attention to detail.
* Flexible approach and willingness to embrace training.
* Effective problem‑solving, delegation, analysis and numeracy skills.
* Report writing and organisational skills.
* Proficient IT skills and good working knowledge of Microsoft Office (Word, Excel, Outlook).
