Job Description
The role holder is responsible for delivery of real estate and facilities management services for multiple sites within the broader Visa Europe property portfolio. This will include property strategy development, occupancy planning, lease transaction management, oversight of build and refurbishment projects, facilities management, and financial governance.
The role holder is the primary point of contact for senior leaders within their portfolio and is expected to be a trusted real estate subject matter expert for the business.
Responsibilities
Real Estate Asset Management
* Accountable for delivering real estate strategy, lease transactions, and capital project governance, for a cluster of sites within Visa’s European property portfolio
* Creates appropriate business cases for the acquisition, expansion and termination of locations as required
* Owns a multi-year schedule of real estate transactions, ensuring that leases and service agreements are transacted at the optimum time to deliver greatest business benefit or address changing business needs
* Owns a multi-year schedule of capital projects, ensuring delivery of both appropriate infrastructure and world-class workplaces, often managing third party vendors and project managers
Facilities Management
* Accountable for delivery of Facility Management and Office Management services at all locations within remit. FM services are typically delivered through governance of outsourced service contracts with specialist FM providers, including direct oversight of performance metrics
* Acts as senior point of escalation for remediation of maintenance issues with landlords and their nominated agents
Crisis Management
* Accountable for maintenance of crisis management and business continuity plans for all sites within remit
* Represents Corporate Services as the leader accountable for site and service recovery in the event of a crisis at all sites within remit
Stakeholder Management
* Acts as primary point of contact for business stakeholders, including Regional Managing Directors, Country Managers and Functional business leaders in those clusters within scope of accountabilities, to ensure business and Real Estate needs are met
* Responsible for ongoing understanding of business strategy as it relates to space and location requirements, space utilization and lease terms
Data and Budget Management
* Accountable for maintaining quality of site data in Visa real estate systems for those sites in scope of responsibility, with support of coordinators where possible
* Owns operational expense and capital budget for those sites in remit and ensures fiscal responsibilities for delivering to budget

Travel Requirements
* Some occasional European travel is required.
This is a hybrid position. Expectation of days in office will be confirmed by your Hiring Manager.
Qualifications
* Minimum of 10 years managing real estate, facility management, and capital project services in a corporate environment
* Royal Institute of Chartered Surveyors (RICS) or CoreNet MCR qualifications are a plus
* Experience delivering multiple real estate transactions and projects in parallel
* Experience managing finances, risks and issues, and overall execution of complex real estate transactions, including estimating/communicating financial impacts of such transactions
* Excellent planning, organization skills and commercial acumen, including the ability to anticipate and articulate the impact of decisions/initiatives
* Ability to work with large amounts of financial, space and occupancy data, interpreting and translating stakeholder insights in to action plans
* Excellent ability to present to senior executives and other stakeholders, and contribute to senior management decision making, demonstrating appropriate influencing skills
* Experience in managing and delivering results via third-party Real Estate and Facilities Management partners, landlords and their agents
* Demonstrated ability to manage construction projects up to $10m capital value
* Demonstrated ability to develop and manage large operating and capital budgets
* Ability to communicate effectively with outstanding interpersonal and collaboration skills
* Flexible and creative thinker with the ability to define business tradeoffs, generate out-of-the-box solutions and manage uncertainty
* Strong interpersonal, collaborative and influencing skills to effectively navigate a matrix management structure
* Ability to work with minimal supervision and establish themself as a subject matter expert with senior leaders
* Ability to develop and maintain robust relationships with stakeholders
* Leads via a strong, one team ethos, capable of working seamlessly with counterparts in other areas of the Visa organization
