Senior Building Surveyor – Gosport
£253.40 per day (PAYE) • £325 per day (CIS / LTD) • 5-6 months
Responsibilities
* Survey our housing stock and corporate assets, evaluate and diagnose required work, assess the best methods to carry out the work, issue repairs or prepare specifications, and manage the work undertaken and a varied range of projects.
* Lead projects that may include decorations to external and communal areas, cladding, fire safety work, window replacement, re-roofing, electrical work, extensions, and structural repairs. Contract values typically range from £50,000 to £1,000,000 and occasionally higher.
* Assess the condition of assets, identify cyclical work, prioritise demands, and support the Property Service Manager to prepare planned maintenance programmes. Ensure accurate stock data information is maintained.
* Manage and develop a team of Surveyors who will carry out a wide range of surveying duties across our 3,000 housing stock and portfolio of corporate commercial and non-housing assets, helping maintain and improve properties, ensure the right repair at the right time, and provide suitable homes when needed.
Requirements
* Have a degree or HNC level qualification in a relevant building surveying or construction-related subject; preferably be a member of RICS or CIOB.
* Knowledge of the JCT and NEC suite of contracts, including experience managing contractors, negotiating contractual matters, and resolving disputes with contractors.
* Knowledge of building construction technology and building pathology, with the ability to advise others.
* Knowledge of and ability to apply building-related and health & safety legislation, contract law and guidance (including building regulations, planning law, party wall act, fire safety, electrical inspections, gas installations, JCT/ NEC contracts, CDM Regulations, and asbestos at work regulations) with the ability to advise others.
* Ability to undertake surveys, assess technical staff, develop and coach practical surveying skills. Surveys include stock condition surveys, dilapidation surveys, measured surveys, energy performance surveys, fire risk assessments, asbestos surveys, recording stock data, identifying building defects, assessing quality of work, offering solutions, and preparing specifications for repairs or planned maintenance schemes.
* Experience in managing and developing staff to meet the demands of the Property Services team, with strong organisation and methodical resource management.
