The Project
This role centres on the delivery of a £20m commercial fit-out project in Central London, transforming a characterful building into a high-performance workplace for a major corporate client.
The scheme blends heritage retention with contemporary design, requiring careful coordination, strong programme control, and an appreciation for quality-led delivery under a traditional JCT contract.
Project Overview
Retain and enhance original architectural features, including exposed brickwork and timber beams
Deliver high-spec Cat A & B commercial fit-out across multiple floors
Create flexible, future-proofed workspace including collaboration zones, meeting suites, and wellbeing areas
Integrate modern M&E infrastructure, energy-efficient lighting, and digital workplace technology
Prioritise sustainability by reusing materials and minimising environmental impact
Include inclusive design, supporting diverse teams with adaptable spaces
Manage complex logistics and stakeholder engagement in a busy Central London location Your Role - Responsibilities
Full accountability for programme, cost, quality, and health & safety performance
Lead the site team, subcontractors, and consultants as No.1 Project Manager
Manage the traditional contract, variations, and commercial risks
Act as the primary client contact, managing expectations and relationships
Oversee design coordination and technical resolution
Drive quality standards and attention to detail throughout delivery
Produce accurate reports, forecasts, and project documentation The Business Environment
Work with a well-established construction delivery business known for high-quality workplace and commercial projects
Collaborative, professional, and delivery-focused culture
Senior leadership actively involved in project success
Emphasis on quality, innovation, and accountability Requirements
Proven experience delivering £15m-£25m commercial fit-out or refurbishment projects
Strong background in traditional contract environments
Excellent programme management and commercial awareness
Experience working in live Central London sites
Strong leadership, stakeholder, and client management skills
