At Cromwood Housing we provide vital housing services to save the lives of people who are homeless, sleeping rough, seeking asylum and fleeing domestic abuse. Our purpose is to remain one of the leading providers of social housing to the local authorities in London and Greater Manchester.
We are currently recruiting for an experienced and reliable Night Housing Officer to oversee 24 properties in a block with families and single occupants.
The role of the Housing Officer involves undertaking all aspects of property management including responding to complaints, dealing with ASB, Tenant satisfaction and liaising closely with the tenants and the Local Authority to resolve any tenancy issues or ongoing complaints concerning dampness/mould issues and any other maintenance complaints. The role involves completing Fire Risk assessments (FRAs) inspections and property inspections, along with some overall management of HMOs and housing complaints.
You will be based on site and transient during working hours to travel to other schemes within Cromwood's portfolio to provide cover for any shifts including holidays and any other absences and having a valid driving licence and use of your own vehicle is essential.
Full training will be given to the successful candidate to carry out this role and ongoing training will also be provided.

Salary: £28,000 per annum
Hours: Monday to Thursday: 8:00pm– 8:00am, with a 1-hour lunch break

Night Housing Officer roles & responsibilities include:
* Managing tenancies, ensuring that they are aware of all aspects of the tenancy agreements and their rights according to government legislation
* Raise repairs for properties on internal system
* Complete property voids and new tenant move-ins including signing of property agreement
* Ensure upkeep and general day to day duties to maintain building including all communal areas are kept to safe, clean and good working order
* Work with partners to ensure incidences of Anti- Social Behaviour are dealt with in line with Cromwood policies and procedures
* Providing correct information to tenants regarding re-housing, benefits or any other relevant tenancy issues when signing ASTs Tenancies
* Ensure management of License Agreements in line with legislation and best practice principles
* Undertaking regular visits to the property to deal with any tenancy related issues
* Responsible for ensuring tenancies are managed effectively, tackling unacceptable behaviour in an open and constructive manner.
* Ensure the health and safety compliance of the building(s), ensuring that residents are aware of all necessary procedures
* To build relationships with Council inspectors to provide support and advice on implementing any new fire regulations and attend regular inspections with Council Inspectors
* Ensuring the effective and efficient use of the team and other resources in support of continuously improved service delivery to increase income and value for money in how we deliver our services
* To be responsible for the management of complex cases regarding condensation/Mould complaints and including eviction action and supporting the maintenance team in managing these cases where necessary
* Assist with the implementation of any surveys carried out to measure customer service delivery and satisfaction
* Dealing with any potential complaints received Independently, this may include reports of anti-social behaviour, noise nuisance, property condition and environmental issues
* Enforcing tenancy conditions accordingly whilst working with other members of staff to ensure this is understood
* Represent Cromwood and deputise as and when necessary for the Housing Team
* Working closely with customers and offer advice to help promote positive behaviour
* Keeping records, reports and other admin related to their duties
* Ensuring that vulnerable residents are signposted to key agencies
* Comply with responsibilities regarding safeguarding and ensure referrals are made where appropriate
* To ensure effective liaison and communication with all departments regarding housing related issues and information.
Requirements for the Night Housing Officer role:
* Previous experience as a Housing Officer, preferably in a Housing or professional setting
* Experience in management of House of Multiple Occupation services Proficiency in Microsoft Office suite (Word, Excel, PowerPoint, Outlook)
* Good conflict management skills
* Strong organisational and time management skills
* Excellent written and verbal communication skills
* A collaborative and team-oriented mindset
* Experience of dealing with ASB (Desirable)
* Some understanding of issues around housing law, rights of tenants and landlords and laws relating to repairs (Desirable)
* Good record keeping skills
* Driving licence and own vehicle
* Bachelor's degree a related field (or equivalent experience) (Desirable)
* A Standard DBS check will be required (paid for by Cromwood)
