We are seeking a reliable and proactive Building Caretaker
to take responsibility for the day-to-day care and smooth running of our
residential building. The successful candidate ideally would possess handyman
skills and will ensure that the property is clean, safe, well-maintained, and
compliant, while also providing excellent service to residents.
Key Responsibilities:
Cleaning & Upkeep
* Carry
out daily cleaning of communal areas, hallways, staircases, lifts, car
parks, bin stores, and external areas.
* Maintain
high standards of hygiene and presentation throughout the building.
Resident & Tenant Support
* Provide
concierge-style assistance, including welcoming residents, handling
queries, and supporting move-ins/move-outs.
* Respond
promptly to resident complaints and escalate issues to the Building
Manager where necessary.
* Assist
in chasing rent arrears or utilities arrears where required.
Building Safety & Compliance
* Carry
out weekly fire alarm testing and record results.
* Conduct
regular legionella water testing.
* Monitor
CCTV for security concerns, fly-tipping, or suspicious activity.
* Always
ensure compliance with health and safety procedures.
Maintenance & Contractors
* Report
and log maintenance issues to the Building Manager.
* Liaise
with and oversee contractors working on-site to ensure works are completed
safely and to standard.
