Job Description
A regional affordable housing provider is seeking an experienced Maintenance Surveyor to join their property services team. The Maintenance Surveyor will report directly to the Head of Property and be responsible for delivering an effective maintenance service to the organisation's tenants and housing stock, as well as working with external contractors. This role supports the ongoing proactive approach to ensure high standards of housing.
The successful candidate will be responsible for completing property surveys, including damp and mould inspections and diagnosis. You should have excellent knowledge of Health & Safety legislation and up-to-date knowledge of statutory compliance regulations (asbestos, legionella, gas, electrical, fire safety).
Core duties will include:
1. Carrying out responsive repair and void inspections before and after work to ensure high standards that meet customer needs.
2. Managing responsive and major works related to damp and mould projects, service contracts from inception to completion, including health and safety (CDM) and regulatory compliance.
3. Performance management of contractors delivering repairs and planned works, monitoring their performance against KPIs monthly.
4. Monitoring and supporting compliance and performance of fire risk assessments and testing programmes (water, electrical, gas, lifts).
5. Making technical decisions during property visits, creating work schedules, managing contracts, quality control, and project management.
6. Delivering high customer satisfaction through effective communication and ensuring work meets legal standards and obligations.
7. Supervising works to ensure quality and cost control, ensuring statutory requirements and KPIs are met.
This is an exciting opportunity for someone with a background in affordable housing or a similar industry to add value to an organisation with ambitious growth plans. You should ideally have a minimum of a further education qualification (HNC/HND/Degree) and relevant construction, maintenance, or building-related professional qualifications. Experience working within a busy maintenance/property team, managing compliance issues, and knowledge of contract law and legislation related to damp and mould are preferred.
