Job Description
A regional affordable housing provider is seeking an experienced Maintenance Surveyor to join their property services team. The Maintenance Surveyor will report directly to the Head of Property and be responsible for delivering an effective maintenance service to the organisation's tenants and housing stock, as well as working with external contractors. This role supports the ongoing proactive approach to maintaining high standards of housing.
The successful candidate will be responsible for completing property surveys, including damp and mould inspections and diagnosis. You should have excellent knowledge of Health & Safety legislation and up-to-date knowledge of all current statutory compliance regulations (asbestos, legionella, gas, electrical, fire safety).
Core duties will include:
1. Carrying out responsive repair & voids inspections: pre- and post-works inspections to ensure the right work is completed to a high standard that meets customer needs.
2. Managing responsive and major works: relating to damp and mould projects, service contracts from inception to completion in accordance with current legislation, including managing health and safety (CDM) and ensuring compliance with regulatory controls.
3. Performance management of contractors: delivering repairs and planned works projects/contracts. Monitoring contractors to ensure delivery according to set timescales, analysing data, and reporting on performance against key performance indicators monthly.
4. Monitoring compliance and performance: fire risk assessments and water/electrical/gas/lift testing programmes.
5. Making technical decisions: following property visits, creating work schedules on void properties, designing/specification & contract management, quality control, and one-off project management.
6. Delivering high resident satisfaction: ensuring effective communication and that works meet legal standards and obligations.
7. Supervising works: managing quality and cost, ensuring high standards and statutory compliance.
This role offers an exciting opportunity for someone with a background in affordable housing property or a similar industry to add value to an organisation with ambitious growth plans. You should ideally have a minimum of a further education qualification (HNC/HND/Degree) and/or relevant construction, maintenance, or building-related professional qualification. Experience working within a busy maintenance/property team and managing compliance issues, contract administration, damp and mould issues, and building contract law and legislation is preferred.
