We are currently recruiting for an experienced Property Manager to oversee a diverse residential portfolio across Gloucestershire, Worcestershire, Herefordshire, and the wider regional area.
This is a predominantly field-based role, offering the opportunity to take ownership of a portfolio of approximately 700 residential properties across locations including Worcester, Ross-on-Wye, Lydney, Hereford, and Swindon. The successful candidate will be responsible for ensuring properties are well-maintained, fully compliant, and delivering an excellent service to residents and stakeholders.
The portfolio includes a mix of Affordable Housing, Private Rented Sector (PRS), and Leasehold properties, with services delivered on behalf of local authorities, registered providers, and institutional investors.
The Role
Reporting to the Team Manager, you will be responsible for the effective management of a multi-site residential portfolio, ensuring operational excellence, compliance, and high levels of customer satisfaction.
Key Responsibilities
* Manage and take full ownership of an assigned residential property portfolio.
* Ensure properties and estates are maintained to a high standard and remain fully compliant with contractual and regulatory requirements.
* Conduct regular estate inspections and ensure identified issues are resolved promptly.
* Manage all aspects of the housing management lifecycle, including:
* Voids management
* Property viewings
* Tenancy sign-ups
* Mutual exchanges
* Check-outs and inventory management
* Monitor contractor and service provider performance, ensuring works are completed to the required standards and within agreed timescales.
* Manage tenant repairs, defects, and compliance-related actions through property management systems.
* Handle anti-social behaviour (ASB) cases, including issuing notices and representing the organisation in legal proceedings where required.
* Respond to tenant, client, and stakeholder enquiries professionally and within agreed service levels.
* Maintain accurate tenancy and property records, ensuring compliance with legislation and internal policies.
* Prepare and contribute to monthly and quarterly client reporting.
* Work closely with technical and compliance teams to ensure health and safety obligations are met.
Candidate Requirements
* Proven experience within front-line housing management or residential property management.
* Strong knowledge of affordable housing, residential lettings, and the wider property sector.
* Good understanding of current housing legislation, compliance requirements, and industry best practice.
* Experience managing a multi-site portfolio and the full housing management cycle, including voids, tenancy management, estate inspections, repairs, and ASB cases.
* Excellent communication and stakeholder management skills.
* Strong organisational skills with the ability to work independently and manage a busy workload.
* Good IT proficiency, including Microsoft Word, Excel, and report writing.
* Full UK driving licence and willingness to travel across the region approximately three days per week.
* Professional qualifications such as CIH or ARLA would be advantageous but are not essential.
