About Our Client
My client is currently the only large-scale film studio in central London (with approximately 200,000 square feet of studio, production and support space), forming the nexus of a growing technology-enabled cluster of supporting businesses and educational institutions. Due to its scale the complex is able to accommodate large-scale film and drama productions (the largest stage is 24,000 square feet in size). The vision is to build the most comprehensive film technology village in Europe.
Job Description
Although there is likely to be some evolution in your responsibilities over time, your primary focus will be the long term tenant programme at the Studio, which will include taking full responsibility for the activities listed below:
3. Identify, target and secure long term tenants to consolidate the technology film cluster at the Studio
4. Develop a clear value proposition and supporting material to attract the desired tenants to the Studio
5. Manage property-specific advisors to the Studio that have been engaged to aid the Studio with securing tenants
6. Lead on negotiations of commercial terms with prospective tenants and manage the end-to-end leasing process, through to contracted agreements (including handling enquiries, conducting viewings etc.)
7. Proactively source potential tenants through industry networking, event attendance and targeted outreach and perform market research to determine the pricing and offering that will attract the desired tenants
8. Market and promote the Studio's long term tenant proposition through appropriate channels
9. Collaborate with the Studio team to ensure tenants are well-integrated into the studio community
10. Report regularly to senior management on commercial performance, including occupancy rates, pipeline and market trends
The Successful Applicant
I am looking for somebody that sees opportunities, is bold, has a "can do" attitude and makes things happen. Specific requirements are:
11. Degree from a reputable institution
12. A relevant post-graduate degree (e.g. MBA) would be beneficial
13. 5 -10 years relevant experience
14. At least 3 years in a proven business development role in mixed use industrial/commercial real estate, i.e. securing tenants.
15. Candidates with experience form an operational business with a large real estate component would be advantaged as would candidates with experience in the studio's target sectors for long term tenants, e.g. film, media or technology businesses.
16. Strong commercial and numerical ability with demonstrable ability to use excel competently
17. Strong English language ability and well-developed business writing skills
18. Proven competence in marketing, including the use of marketing tools and market research
19. A demonstrated ability of hands-on value creation
