Void Maintenance Officer
We are seeking a practical and reliable Void Maintenance Officer to join our Housing Management team. In this hands-on role, you will help ensure empty council properties are safe, secure, and ready for new tenants.
Key Responsibilities:
Carry out first and final lock changes on void properties, including key safe installation and secure key tracking within a 24-hour target.
Record and manage gas and electricity meter readings, resolve any meter issues, clear debts, and add void credit to enable works to start.
Complete tenancy-ready checks after works are finished, ensuring all properties meet required standards.
Undertake minor repairs (such as leaks, locks, hinges, and window fixtures) and address maintenance issues raised by new tenants.
Conduct weekly flushing of unoccupied properties in line with safety processes.
Work closely with surveyors, contractors, and the wider Housing team to monitor quality, health & safety, and progress.
Keep accurate records using our information management system.
About You:
Experience in property maintenance, repairs, or a similar hands-on role.
Knowledge of smart and prepayment utility meters, including debt clearance.
Good IT skills (Microsoft Office), clear communication, and a positive, collaborative attitude.
Ability to manage a varied workload and meet deadlines.
Understanding of housing safety and quality standards (e.g., HHSRS) is an advantage.
GCSEs (or equivalent) in English and Maths.
