Twin Property Ltd is a growing property management company based on the Isle of Sheppey, Kent. We specialise in providing reliable, hands‑on block and estate management services to residential developments across Kent and the Southeast. As our portfolio expands, we're looking for a proactive and organised Block Manager to join us at an exciting early stage and grow with the business.
Role Overview
We are seeking a motivated Block Manager to oversee the day‑to‑day management of residential blocks within our portfolio. This role is ideal for someone who is confident working independently, enjoys building strong relationships with residents and contractors, and is looking for a long‑term opportunity with room to develop into a full‑time position.
Key Responsibilities
* Carry out regular site inspections and ensure buildings and communal areas are well‑maintained
* Prospect for new clients and look for and develop new leads and opportunities
* Manage maintenance issues, repairs, and contractor appointments
* Oversee health & safety compliance, including fire safety checks and risk assessments
* Respond to resident queries and provide excellent customer service
* Prepare service charge budgets and assist with financial management
* Monitor ongoing works and ensure they are completed to a high standard
* Maintain accurate records, reports, and communication logs
* Preparing and managing annual budgets and monitoring expenditure
* Arranging insurance policies for properties and Directors
* Attending AGMs and other key meetings
* Managing fire risk assessments and ensuring health & safety compliance
* Coordinating major works, preparing Section 20 notices, and liaising with surveyors
* Keeping up to date with property legislation and industry standards
* Support the company's growth by contributing ideas and improving processes
* Good understanding of building maintenance and compliance (training can be provided)
* Full UK driving licence and access to a vehicle
* Based on or near the Isle of Sheppey, Kent
Skills And Experience We're Looking For:
* Proven experience in Block Property Management & leasehold properties
* Strong knowledge of leasehold legislation & compliance
* Ideally, TPI membership (or willingness to work towards it)
* Excellent communication and relationship-building skills
* Good numeracy skills and experience in budget preparation
* Proactive, professional, and highly organised approach
* Experience using blocks online software - preferred
* attention to detail
* Strong organisational and communication skills
* Ability to work independently and manage your own schedule
* Good record keeping
