Job Title: Facilities Manager
Location: Apex Care Homes (Bedford & Luton)

Job Purpose
To oversee and manage all aspects of facilities and estates management across Apex Care Homes, ensuring a safe, compliant, well-maintained, and efficient physical environment that supports the delivery of outstanding care and operational excellence.
Key Responsibilities
* Oversee day-to-day maintenance operations across all homes, ensuring timely resolution of issues.
* Implement and maintain a Planned Preventive Maintenance (PPM) programme to reduce service disruptions.
* Monitor and maintain essential systems including HVAC, plumbing, electricals, and lifts.
* Ensure all maintenance logs, inspections, and contractor visits are accurately recorded and tracked.
* Ensure full compliance with Health and Safety at Work Act, Fire Safety Regulations, COSHH, and other statutory regulations.
* Conduct and review fire risk assessments, Legionella checks, and other health and safety risk assessments across all sites.
* Work collaboratively during CQC inspections and infection control audits to ensure all facilities meet safety and hygiene standards.
* Be actively involved in fire practices on a regular basis, and to have a full knowledge of the Home's fire procedures.
* Lead refurbishment, repair, and upgrade projects, coordinating with home managers and teams to minimise disruption.
* Develop business cases for capital improvements in consultation with senior leadership.
* Procure and oversee contractors, ensuring cost-effectiveness, safety, and quality standards are upheld.
* Line-manage site-based maintenance staff and caretakers, ensuring proper training, supervision, and performance management.
* Vet, appoint, and monitor external contractors, ensuring adherence to safeguarding, DBS, and insurance requirements.
* Manage facilities-related budgets, identify efficiencies, and recommend cost-saving initiatives.
* Negotiate and manage service level agreements for key suppliers (e.g., waste management, cleaning, groundskeeping).
* Serve as point of escalation for emergency building issues (e.g. power outages, floods).
* Contribute to Apex's business continuity plans, ensuring facilities and estates have robust emergency procedures in place.
General Duties
* Attend training, supervision, and development sessions as required.
* Maintain confidentiality and handle sensitive data in accordance with GDPR and internal policy.
* Promote a safe and inclusive environment, upholding the values of Apex Care Homes.
* General running repairs on the homes and monitor the work carried out by the maintenance person
* Provide support to the maintenance person in their daily and weekly tasks.
Standard requirements
RESPONSIBILITIES IN AN EMERGENCY
Expected to respond to emergency situations involving the safety of service users and others this includes the ability to assist in evacuation of service users, fire drills and false alarms.
Health & Safety:
Must be aware of the responsibilities placed upon them under the Health & Safety at Work Act 1974 and EEC Legislation to ensure that the agreed safety procedures are carried out to maintain a safe environment for all employees and visitors.
