Job Title : Property Asset ManagerJob Location: Glasgow (with travel as required)Job Remuneration : £40,000£50,000 + car (dependent on experience)The OpportunityAn exciting opportunity has arisen for an experienced Commercial Property Manager to take ownership of a growing and diverse commercial property portfolio.This role is focused on driving commercial performance, optimising existing assets, and supporting expansion through new retail and drive-thru developments. You will play a key role in shaping the future property strategy, working closely with internal teams and external partners to deliver both operational excellence and long-term growth.Key ResponsibilitiesProperty Portfolio ManagementManage the day-to-day performance of a varied commercial property portfolio, including retail parks, standalone stores, and drive-thru locationsMaintain accurate records of leases, key dates, and obligationsReview asset performance and identify opportunities to enhance value and returnsLeases & Commercial ManagementLead lease negotiations, renewals, and rent reviewsOversee service charges, business rates, and wider property costsEnsure full compliance with lease terms and minimise riskStakeholder & Relationship ManagementAct as the key contact for landlords, tenants, and managing agentsBuild strong working relationships to support effective negotiation and issue resolutionOversee tenant relationships within owned retail assetsOccupancy & Income OptimisationManage vacant units and support leasing activityWork with external agents to market and secure tenantsDrive initiatives to maximise occupancy and incomeSite Acquisition & DevelopmentProactively identify and assess new development opportunities (retail parks and drive-thru locations)Evaluate sites based on planning, access, servicing, and commercial viabilitySupport acquisitions and legal processes through to completionPartnership & Development SupportCollaborate with internal teams to deliver development projects aligned to partner requirementsEnsure property opportunities align with broader commercial objectivesTranslate development requirements into deliverable proposalsExternal Consultant ManagementWork with solicitors, surveyors, agents, and planning consultantsSupport property transactions including acquisitions, disposals, and lease agreementsStrategic GrowthContribute to property strategy, including acquisitions and disposalsSupport long-term development planningProvide input into appraisals and commercial scenario modellingInternal CollaborationWork cross-functionally with operational and property teamsProvide expert guidance on property matters to support decision-makingAbout YouWere looking for a commercially minded property professional with strong experience in managing and growing a commercial portfolio.Essential:Proven experience in commercial property, estates, or asset managementStrong understanding of leases, rent reviews, and property law fundamentalsExperience managing multi-site commercial portfolios (retail experience preferred)Knowledge of the Scottish property marketExcellent negotiation and communication skillsStrong organisational skills and attention to detailFull UK driving licenceDesirable:Experience within retail or hospitality environmentsBackground in site finding, development land, or acquisitionsProfessional qualification (e.g., RICS ) or working towardsWhy Apply?Opportunity to own and shape a growing property functionExposure to both asset management and developmentClear career progression aligned with business growthCollaborative and commercially driven environmentIf youre looking to take the next step in your property career and play a key role in portfolio growth and development, wed love to hear from you.TPBN1_UKTJ
