Block Property Manager
An established and respected property development and management group is seeking an experienced Property Manager to join their in-house estate management team, based at their Head Office in Essex
The organisation manages a diverse portfolio of residential and mixed-use developments, ranging from high rise schemes to high end properties, and is known for delivering high-quality management services across London and the Home Counties.
The Role
Reporting to a Senior Property Manager, you will work alongside an Assistant Property Manager, Property Administrator, and Service Charge Accounts team to ensure the smooth running of a portfolio of mixed-use developments.
This is a full-time, office-based position. Working hours are:
* Monday–Thursday: 9:00am–5:30pm
* Friday: 9:00am–5:00pm
You will act as a key contact for residents, contractors, and stakeholders, overseeing day-to-day management while contributing to longer-term planning and the mobilisation of new schemes approaching completion.
Key Responsibilities
* Oversee day-to-day management and maintenance of residential leasehold properties.
* Conduct regular site inspections and produce detailed reports.
* Organise and attend monthly resident surgeries, maintaining strong resident relationships.
* Lead on Section 20 consultations and major works projects, liaising with surveyors and consultants.
* Manage contractors, ensuring quality of service and adherence to contractual requirements.
* Draft and issue communications such as newsletters, updates, and circulars.
* Work with the Senior Property Manager and Accounts team on budget preparation, reconciliation, and monitoring.
* Review and approve invoices in line with budgets and procurement procedures.
* Respond to leaseholder queries and complaints, ensuring timely and effective resolution.
* Review LPE1 packs and solicitor enquiries.
* Attend procurement meetings, ensuring contractor compliance and KPI performance.
* Maintain internal tracking systems to ensure compliance and accurate reporting.
* Manage capital expenditure projects as required.
* Support the wider property management team as needed.
The Person
You will be a proactive and knowledgeable leasehold property management professional with experience managing residential or mixed use developments. Strong communication skills, technical expertise, and a hands on approach are essential.
Essential Requirements
* Strong understanding of new-build residential and mixed-use schemes.
* Previous experience as a Property Manager or similar role.
* Solid knowledge of service charge management and multi-schedule budgets.
* Understanding of leasehold legislation, including the Landlord & Tenant Act.
* Financial awareness across budgeting, accounts, utilities, and apportionments.
* TPI Level 3 Associate in Leasehold Management (or working towards).
* Excellent written, verbal, and face-to-face communication skills.
* Full driving licence and access to own vehicle for site visits.
Desirable
* TPI Level 4 Member in Leasehold Management (or working towards).
* Experience managing direct reports.
* Knowledge of Right to Manage (RTM) processes.
