Position: Regional Maintenance Surveyor
Location: This role will be covering care services and office facilities across South Wales, Herefordshire, Shropshire, and the West Midlands
Salary: up to 44k DOE Plus monthly car allowance of £425

Shaw healthcare is a care provider operating circa 65 care homes and supported living services across the UK and is the largest employee owned healthcare company in the UK.
An opportunity has arisen for a Regional Maintenance Surveyor to join our Property Department. Reporting to the Director of Property Management.
Principal duties - To provide an estate management service to care services and office facilities across South Wales, Herefordshire, Shropshire, and the West Midlands
Duties & Responsibilities
6. Carry out routine inspections and annual condition surveys in line with contractual requirements
7. Prepare schedules of work relative to inspections and condition surveys including specifications, assisting with tender and contract documentation where appropriate
8. Supervising onsite works, authorising payments and final accounts
9. Participate in annual H&S audits in line with contractual requirements
10. Prepare and implement Planned Maintenance Programmes
11. Assist in the preparation of annual property budgets; liaising with the Operations team and Finance Departments
12. Attend Contract Monitoring Meetings and represent the organisation in meetings as and when required
13. Review and action remedial works identified by inspections from Statutory bodies including Health and Safety Executive, Fire Officers, Environmental Health Officers and the Care Quality Commission
14. Assist in the preparation, implementation and monitoring of health and safety standards
15. Participate in the management of specific tasks, i.e. Asbestos, CDM Regulations, Control of Legionella and Fire Risk Management
16. Provide training and mentoring to direct labour operatives and Care Service Managers
17. Assist in the management of the Approved Supplier and Contractor database
18. Assist in the management of the organisation’s statutory compliance service agreements
19. To keep records, manage databases, update the Lifespan Asset Management System and CAFM system and monitor the Maintenance Operative compliance system
20. Any other duties as defined and required by the Director of Property Management
Essential Criteria
21. Recognised qualification in Building/Estates Surveying or Construction Management
22. Minimum of 5 year post qualification experience
23. Experience of running multiple projects across a geographical area
24. Sound knowledge of Health and Safety and Statutory compliance
25. Excellent communications skills both written and verbal
26. Self-motivated and be able to work remotely or as part of a team
27. Attend routine meetings in the care services and regional offices and occasionally stay away from home overnight
28. Driving licence and access to a car
Desirable Criteria
29. Experience in working within the care sector
30. NEBOSH or IOSH Qualification
31. Experience in managing complex PPP and PFI contracts
32. A good understanding of Life cycle fund management
33. Results driven and demonstrates the ability to manage time sensitive KPI’s
34. Experience and knowledge in the operation mechanical & electrical systems
35. Experience of using Asset Management and CAFM systems
