The Role:
As a Senior Property Manager, you will be responsible for managing a portfolio of complex residential developments, including high-rise and mixed-use buildings.
You will act as the main point of contact for clients, overseeing day-to-day operations, compliance with the Building Safety Act, financial management, and strategic planning.
Key Responsibilities:
* Manage a portfolio of complex residential sites
* Conduct regular site inspections and ensure high standards of maintenance
* Handle resident queries, issue resolution, and contractor management
* Ensure compliance with the Building Safety Act (BSA), including:
o Maintaining/contributing to the Golden Thread
o Supporting Safety Case Reports
o Monitoring Fire Risk Assessments
o Liaising with the Building Safety Regulator (BSR)
* Oversee on-site staff and third-party contractors
* Prepare and manage annual service charge budgets
* Lead or support Section 20 consultations and major works
* Build strong relationships with RMC/RTM directors, leaseholders, and freeholders
* Attend AGMs and board meetings (some outside standard hours)
* Maintain accurate records and produce management reports
* Collaborate with internal teams and external consultants
The Person:
We are looking for a proactive and experienced property professional with a strong understanding of complex residential management and compliance. You should have experience dealing with high-rise or new build developments and be confident managing client relationships and strategic operations. A mature, analytical, and accountable approach is essential.
Skills & Experience:
* 3-5 years' experience in residential block management
* Experience with high-rise, new build, or complex sites
* Strong knowledge of leasehold legislation, health & safety, and the Building Safety Act
* Proven ability to manage budgets, contractors, and major works
* Excellent communication and stakeholder management skills
* Proficient in property management software (e.g., Qube/MRI, Blockman)
* MTPI or RICS qualified (or working towards) - desirable
* Knowledge of fire safety legislation and BSA reporting - desirable
* Experience with Safety Case Reports or Higher-Risk Buildings - desirable
* Flexibility for occasional out-of-hours site visits
