Head of Lettings - Richmond
Location: Richmond, London
Salary: £35,000 - £40,000 basic
On-target earnings: £80,000 - £100,000+ (uncapped commission)

Job Summary
An excellent opportunity for an experienced Head of Lettings or Senior Lettings Manager to lead a successful residential lettings team in Richmond. This role is ideal for a driven and commercially minded individual looking to take the next step within a well-established, multi-branch estate agency. You will be responsible for driving lettings performance, winning new business, and managing high‑value client relationships in a competitive London market.
Key Responsibilities
* Manage, lead, and develop a team of lettings negotiators
* Drive new lets, renewals, and overall branch revenue
* Conduct market appraisals and win new instructions
* Build and maintain relationships with landlords, investors, and tenants
* Negotiate tenancy agreements and oversee deals through to completion
* Identify opportunities to grow market share and increase profitability
* Monitor local market trends and competitor activity
* Ensure compliance with current lettings legislation and industry regulations
* Maintain high standards of customer service
Requirements
* Previous experience as a Lettings Manager, Senior Lettings Manager, or Head of Lettings
* Proven track record in generating new business and achieving targets
* Strong knowledge of the Richmond or wider London lettings market
* ARLA qualified or working towards qualification
* Excellent leadership and team management skills
* Strong negotiation and communication skills
* Commercially aware and target‑driven
* Full UK driving licence
