Join a growing property company as they expand their portfolio across key locations in the South East. They are seeking a dynamic Operations Director to lead operations across our expanding portfolio.
Position Summary
They are looking for an experienced Operations Director to oversee day-to-day operations across our property portfolio covering New Malden, Epsom, Marlow, Reigate, and Wandsworth. This hands-on leadership role requires someone who can ensure operational excellence, manage teams effectively, and solve problems efficiently while spending time on the road visiting our various locations.
Key Responsibilities
Operational Leadership
* Oversee all operational activities across the five-location portfolio
* Ensure staff are performing to required standards and are positioned where needed, when needed
* Implement and maintain operational procedures and best practices
* Monitor performance metrics and drive continuous improvement initiatives
Team Management & Accountability
* Manage and motivate teams across multiple locations
* Conduct regular site visits and performance reviews
* Ensure proper staffing levels and resource allocation
* Provide leadership, coaching, and development opportunities
Problem Resolution
* Act as primary escalation points for operational issues
* Develop and implement solutions for complex operational challenges
* Manage crisis situations and emergency responses
* Coordinate with external contractors and service providers
Property & Lettings Operations
* Oversee lettings processes and tenant relations
* Manage maintenance schedules and property upkeep
* Ensure compliance with health and safety regulations
* Coordinate property improvements and renovations
Travel & Site Management
* Regular travel between locations (New Malden, Epsom, Marlow, Reigate, and Wandsworth)
* Conduct site inspections and audits
* Meet with local teams and stakeholders
* Represent the company at property-related meetings
Required Experience & Skills
Essential Requirements
* Proven experience in real estate operations or property management
* Strong background in business operations and team leadership
* Knowledge of lettings processes and property maintenance
* Experience managing multiple locations or portfolios
* Excellent problem-solving and decision-making abilities
* Strong communication and interpersonal skills
* Full UK driving license and willingness to travel regularly
Preferred Qualifications
* Previous experience as Operations Manager or similar senior role
* Property or real estate qualifications (ARLA, NAEA, or equivalent)
* Experience with property management software and systems
* Financial management and budget oversight experience
* Knowledge of relevant property legislation and regulations
