The Role
 * To build and develop ongoing strong relationships at all levels with key individuals and groups of interested parties in the land acquisition and planning process e.g. Council Chief Executives, Directors of Planning & Regeneration, Local Communities, etc
 * Implement the land acquisition strategy through the identification, acquisition, monitoring and delivery of opportunities, negotiating contracts to achieve the most favourable terms and conditions.
 * Co-ordinate and manage the planning application process working with key individuals both internally and externally to ensure successful delivery.
 * Ensure value improvement through smart land acquisition, outstanding management of the planning process, and cost efficiency.
 * Build a network of strong relationships with key contacts within the geographical area to monitor land and market activity ensuring that the company becomes the partner of choice for any new land opportunities.
 * Identification of potential development opportunities through a range of methods
 * Manage acquisition of sites, leading project acquisition from identification, diligence, offer, contract, purchase, planning, through to pre-start on the sites acquired.
 * Liaise with relevant divisional departments, e.g. Sales/Construction and external consultants if required, throughout the land appraisal and bid process, and during planning application.
 * Maintain and expand the Division's key contact base, e.g. land agents, land ownership.
The successful candidate will most likely have the following experience and attributes:
 * Exceptional negotiating and influencing skills; a confident and professional networker.
 * Able to communicate with a wide range of people, engender rapport and trust, and develop and maintain key contacts
 * Relevant experience gained as a land buyer or estates manager in a previous role
 * Knowledge of the land acquisition process, relevant legislation, geographical area of business and its key contacts e.g. Agents, Vendors, Planners.
 * The role involves travel which requires a full driving licence.
 * Familiar with all aspects of land purchase (maximisation of offer, market research, technical, commercial disciplines) - sales, commercial, technical, design, legal aspects.
 * Able to work on own initiative, with the drive to take ownership of projects.
 * An innovative thinker, with the drive to seek out and pursue potential development opportunities.
 * Knowledge and use of business contacts, land owners and speculators, and key players in relevant organisations, e.g. English Estates, Housing Associations, Environmental organizations.
Salary
The successful Land Negotiator will be offered £45,000 to £50,000 basic plus attractive bonus based on successful acquisitions along with car allowance and company benefits.
