I'm delighted to be recruiting for a Quantity Surveyor on behalf of a major national housebuilder who are seeking a talented individual to join their successful South East team near Maidstone. This is an excellent opportunity to take ownership of commercial delivery across two exciting housing developments.
The Role
You'll be managing the commercial aspects of two live residential developments totalling over 300 units, ranging from a 90-unit scheme to a substantial 211-unit development. Working with a mix of houses and apartments, you'll report directly to the Commercial Manager and play a key role in driving profitability and cost efficiency.
What You'll Be Doing:
* Managing procurement and subcontractor packages across two live developments (90 and 211 units)
* Cost planning and budget management from inception through to completion
* Valuations, payments, and monthly cost reporting
* Negotiating with subcontractors and suppliers to maximise value
* Managing variations, change control, and final accounts
* Supporting the Commercial Manager with cost forecasting and risk management
* Working collaboratively with Site Managers, Buyers, and Technical teams
* Identifying value engineering opportunities without compromising quality

The Ideal Candidate
You'll have:
* Experience as a Quantity Surveyor within residential housebuilding (2-5 years ideal)
* Strong commercial awareness and negotiation skills
* Experience managing subcontractor packages and procurement
* Solid understanding of construction methods and JCT contracts
* Excellent communication and stakeholder management abilities
* Ambitious and keen to progress your QS career
* Degree qualified in Quantity Surveying or working towards professional qualification
