Senior Quantity Surveyor | High-End Residential | Oxford | Freelance | Immediate Join a contractor delivering an £15m high-end residential scheme in Oxford that’s… let’s say keeping everyone on their toes. For the right person, it’s less “firefighting” and more “commercial problem-solving with influence.” It’s a project that’s reached that stage where it needs a confident Senior QS to step in, organise the paperwork, tidy up the moving parts, and steer the ship back into calm waters. If you’re after a quiet, maintenance-mode role where nothing changes… this probably isn’t that. But if you enjoy getting stuck in, bringing structure to complexity, and turning hard-fought contractual discussions into tangible commercial wins - this is a genuinely interesting opportunity to make a visible impact, quickly. The Role • Take control of a live £11m high-end residential scheme • Build up and substantiate a significant variation account (with plenty of backtracking required) • Deal with claims, contract changes, and revision management (20 revisions and counting) • Get properly stuck into subcontractor accounts and drive final accounts to closure • Work alongside an Assistant QS, with the Project Lead fronting the client This is a hands-on, commercially sensitive role - more firefighting and commercial recovery than clean-slate delivery. What they’re looking for • Strong Senior QS from a main contractor background • Proven experience navigating difficult contracts or strained project environments • Confident dealing with claims, variations, and change management • Comfortable operating in challenging client-facing scenarios (even if you’re not leading that interface here) • Calm under pressure - someone who doesn’t panic when things get… interesting High-end residential experience isn’t essential. Experience managing complex commercial situations absolutely is. The Business An established contractor delivering high-quality residential schemes — builder-led, delivery-focused, and needing someone commercially sharp to bring order to a tricky situation. It’s not an easy environment. But for the right operator, this is a chance to step into a live scheme, clear a backlog, stabilise the commercial position, and genuinely add value from day one.
