Site-first delivery. An established M&E contractor is seeking an experienced Mechanical Site Manager to take the lead on a high-spec residential and care home development in North West London. The scheme includes a 121-bed care facility alongside 12 new-build apartments, with a total M&E value between £6–7 million and a programme duration of 15 months. This is a site-based contract role requiring an immediate start. You’ll be working alongside an Electrical-biased Project Manager and a Junior M&E Supervisor, with clear responsibilities and the backing of a well-organised team. Why this role * Long-term, well-funded project with structured delivery * High-value M&E package in a residential/care sector setting * Competitive CIS day rate: £280 – £300 depending on experience * Defined site hours with a clear reporting structure * Strong mechanical focus, coordinating with an experienced electrical lead Key responsibilities * Oversee all mechanical installation works on site, from first fix to commissioning * Coordinate closely with electrical and supervisory colleagues to maintain progress * Manage subcontractors, labour, and materials to keep to programme targets * Enforce health and safety compliance, including toolbox talks, RAMS and inductions * Monitor technical installation against drawings and specifications, flagging RFIs as needed * Support the resolution of on-site issues, coordinating changes with the PM and design team * Assist with commissioning planning and ensure mechanical systems are completed to a high standard * Maintain site documentation, reporting and progress tracking What we’re looking for * Proven experience delivering mechanical services on residential or care sector projects * Strong site presence and leadership, capable of managing subcontractors effectively * Familiarity with coordination between mechanical and electrical packages * Good communication skills and a commitment to quality delivery Required certifications: * SMSTS * CSCS card (Black or equivalent) If you’re a confident and capable Mechanical Site Manager looking for a well-structured, long-term contract with clear responsibilities, this is an excellent opportunity.
