Corporate Real Estate (CRE) at DHL Group is responsible for more than 12,000 properties across all DHL business units worldwide. Sitting in the EMEA region, UKI has a portfolio of circa 325 predominantly industrial and warehouse properties managed by a small dedicated professional team. Corporate Real Estate offers excellent services along the property lifecycle: Commercial, Construction and Facility Management for all DHL properties in a sustainable way.
As part of DHL, you will be working with a global network of CRE colleagues and benefit from a wide range of development opportunities. We are looking for an immediate, full‑time, permanent position in the EMEA region. The position can be based anywhere in the UK (preferably Midlands). We are offering a hybrid work mode, with an expectation of at least one day per week in Milton Keynes.
Job Purpose
As a key member of the UK & Ireland Construction Team, reporting to the Head of Construction, the Regional Construction Manager will deliver professional expertise on various elements of Real Estate, including technical due diligence for acquisitions, the dilapidations process for disposals, managing fitouts of up to £40 m, and acting as the Tenant’s Agent for the business on new builds.
The Regional Construction Manager is expected to successfully lead construction projects from inception to completion, liaising with our direct colleagues within the Commercial Real Estate team as well as our business colleagues within the wider DHL.
Responsibilities
* Management of construction projects from inception to completion incorporating effective negotiation and communication skills.
* Responsible for all on‑site works relating to the construction project, including management of the principal contractor and liaison with other workstreams.
* Active participation in the pre‑construction phase to ensure all requirements of internal stakeholders are appropriately incorporated.
* Contract management of projects, including stringent change control measures that align with DHL’s compliance principles.
* Act as Tenant’s Agent on new developments ensuring DHL’s requirements are delivered to internal standards.
* Adhere to the Dilapidations Protocol and RICS guidelines, and negotiate Schedules of Dilapidations on behalf of DHL.
* Interpret end‑user requirements and prepare specifications to suit the work, taking into account DHL’s Global Building Standards.
* Provide cost estimates for elements of work to enable the business to strategise effectively.
* Demonstrate understanding of current Building Regulations and relevant legislation to advise business colleagues on best practices.
* Demonstrate understanding of CDM roles and responsibilities and ensure contractors, colleagues and visitors act accordingly.
* Undertake Building Surveying duties as required by the business, including Technical Due Diligence, Schedules of Condition, BRCA’s, Dilapidation Assessments, etc.
* Advise business colleagues on solutions to achieve DHL’s Carbon Neutral targets across its portfolio.
Your Profile
* Building Surveying degree/background or similar.
* Minimum of 3 years PQE (MRICS).
* Experience in the project management of commercial and industrial buildings.
* Strong experience in all Building Surveying roles and tasks, including Dilapidations.
* Minimum of 3 years’ experience in relevant construction project management.
* Experience in construction processes and techniques, project planning and budget control.
* Proficient in MS Excel and MS Project and knowledge of AutoCAD.
* Strong negotiation, communication and management skills.
* Flexible approach to travel and working hours, with a willingness to travel within the UK, Ireland, and occasionally into Europe.
Preferred Qualifications
* Ability to work within a fast‑paced, ever‑changing environment.
* Strong project management experience.
* Strong Building Surveying experience.
* Understanding of commercial contracts, including JCT & NEC.
* Ability to meet tight deadlines and prioritise workloads.
* Ability to work with technical and non‑technical business colleagues to overcome obstacles and deliver results by communicating at all levels.
* Self‑motivated, able to work autonomously, independently and collaboratively within a team as projects dictate.
