Position Summary:
The Senior Block Residential Manager is responsible for the day-to-day management and long-term operational success of a residential development or estate. This includes overseeing building operations, managing on-site staff and contractors, ensuring resident satisfaction, and maintaining the property to the highest standards. The role involves financial oversight, service charge budgeting, compliance with health and safety legislation, and acting as the primary point of contact for residents and leaseholders.
Key Responsibilities:
Property Operations
Oversee the maintenance, safety, and presentation of the building(s), ensuring communal areas and infrastructure are well-maintained.
Manage regular inspections and arrange for reactive and planned maintenance.
Coordinate with external contractors, cleaners, landscapers, and security staff.
Ensure proper functioning of building systems (lifts, fire alarms, CCTV, HVAC, etc.).
Resident Relations
Act as the primary liaison between residents, leaseholders, managing agents, and service providers.
Handle resident queries, concerns, and complaints promptly and professionally.
Organize and attend resident meetings or AGM forums where required.
Staff Management
Supervise on-site staff (concierge, porters, caretakers, cleaners) and ensure high service standards.
Provide guidance, training, and performance management to staff.
Schedule shifts and manage rotas to ensure sufficient coverage.
Financial Management
Assist with preparation and monitoring of the annual service charge budget.
Authorize and track expenditure within delegated authority limits.
Maintain financial records and assist in year-end reconciliations and audits.
Health & Safety and Compliance
Ensure full compliance with all legal and regulatory requirements (e.g. Fire Safety, Health & Safety, Risk Assessments, Water Hygiene, Asbestos).
Maintain accurate records of certifications, inspections, and service logs.
Manage incident reporting and emergency response plans.
Administrative Duties
Maintain records of repairs, maintenance, communications, and resident information.
Prepare reports for management and stakeholders as required.
Oversee access control, key/fob systems, parcel delivery procedures, and booking systems (e.g., for gyms or shared spaces).
Qualifications & Skills:
Proven experience in residential block or estate management (minimum 3-5 years).
IRPM or ARMA accreditation (preferred or working towards).
Strong understanding of service charge budgets, leaseholder obligations, and building operations.
Excellent communication and interpersonal skills.
Organised, proactive, and able to handle multiple priorities.
Competency in property management software and Microsoft Office.
Working Conditions:
Based on-site at the residential development.
May require occasional evening or weekend work for resident meetings or emergency situations.
On-call availability for urgent matters outside normal working hours (depending on contract terms).
