Senior Property Manager
Salary: Up to £55,000PA
Type: Hybrid working, 2 days in the office, 3 days from home
As a Senior Property Manager, you will be playing an instrumental role in the company as the responsible person for
a portfolio of diverse estates in London and the Home Counties. We are looking for someone that is good at forming and maintaining strong relationships and someone that understands the importance of customer service. It is a requirement of this role that you have your own car for visiting your allocated estates. Expenses will be reimbursed.
Role Overview
This role is ideal for a proactive, experienced property professional ready to take ownership of a diverse portfolio of
complex residential developments, including new builds, high-rise buildings, and estates requiring Building Safety Act (BSA) compliance. You will act as the main point of contact for your clients, delivering exceptional service while managing day-to-day operations, budgets, compliance, and strategic planning.
Key Responsibilities
Manage a portfolio of complex residential sites, including high-rise and mixed-use buildings
Conduct regular site inspections and ensure high standards of maintenance, repair, and presentation
Take full ownership of day-to-day operations, including resident queries, issue resolution, and contractor
management
Ensure compliance with the Building Safety Act (BSA), including:
o Maintaining or contributing to the Golden Thread of information
o Supporting the preparation of Safety Case Reports
o Monitoring and acting on Fire Risk Assessments and building safety actions
o Liaising with the Building Safety Regulator (BSR) and engaging residents
Oversee on-site staff or third-party contractors, ensuring service levels are met and reviewed regularly
Prepare and manage annual service charge budgets, track expenditure, and review financial reports
Lead or support Section 20 consultations and major works projects
Build and maintain strong, professional relationships with RMC/RTM directors, leaseholders, and freeholders
Attend AGMs and board meetings, often off-site and occasionally outside of standard hours
Maintain accurate property records, compliance logs, and produce regular management reports
Collaborate with other departments and external consultants (e.g., surveyors, legal teams, insurers) as
needed
Essential
35 years minimum experience in residential block management
Experience managing high-rise, new build, or complex sites
Strong understanding of leasehold legislation, health & safety, and the Building Safety Act
Proven ability to manage service charge budgets, contractors, and major works
Strong client focus and ability to manage stakeholder relationships effectively
Desirable
MTPI or RICS qualified (or working towards accreditation)
Knowledge of fire safety legislation, cladding remediation, and BSA reporting duties
Experience with Safety Case Reports or managing Higher-Risk Buildings (HRBs)
Ability to work flexibly, including occasional site visits outside normal office hours
