Project Manager (Retrofit Delivery) – London, Social Housing Provider
£27 PAYE / £35 Umbrella (Inside IR35)
37.5 hours per week
6-month contract
We are currently recruiting for a Project Manager to join a leading Housing Association’s Planned Investment team. The successful candidate will be responsible for the delivery of Wave 2.1 and Wave 3 Retrofit works, focused solely on the works phase of delivery (not pre-works, assessment or design). This is a multi-million pound programme (£5-7m p.a.) delivering upgrades to social rented properties.
Responsibilities
* Lead the delivery of retrofit and planned investment programmes, ensuring works are completed to agreed timescales, cost, and quality standards.
* Act as the primary link between the Housing Association and the contractor delivery team.
* Manage contractors and consultants, chairing progress meetings, monitoring KPIs, and ensuring compliance with health, safety, and funding requirements.
* Oversee project budgets, working closely with cost consultants to ensure value for money and timely payments.
* Take responsibility for risk management, handover, and end-of-defects sign-off.
* Support wider retrofit strategy by feeding back on delivery challenges and providing commercial insights.
* Maintain accurate programme and performance data for reporting purposes.
Requirements
* Strong background in construction project management, ideally with experience in retrofit, planned works, or major reinvestment programmes.
* Knowledge of JCT Design & Build or Measured Term contracts.
* Experience managing contractors, consultants, and multi-disciplinary delivery teams.
* Excellent communication and stakeholder engagement skills, including with residents.
* IT proficiency – MS Project, Excel, and other project management tools.
* Understanding of statutory and regulatory requirements (Building Safety Act, H&S compliance).
* A good awareness of sustainability, funding sources, and net zero principles in housing.
* Relevant professional qualification (e.g., APM, CIOB, RICS) or retrofit accreditation desirable.
