Summary
We are looking for an experienced Estate Manager to join our small team in Nether Edge Management Company Ltd (NEMC) to manage the day-to-day operational running of the Nether Edge Living Estate and Leisure Suite.
This role will require you to successfully implement the policy, budget and processes that are set by the strategic leadership of the NEMC board of directors.
Your background will allow you to confidently and effectively manage the health and safety requirements of the site and the external contractors.
You will be a good communicator and capable of building positive relationships with residents and contractors.
You will be able to lead and motivate a small team to proactively prioritise workloads and manage their time effectively, delivering quality customer service for residents and visitors.
Nether Edge Living
Our beautiful residential estate is situated in a conservation area in Sheffield S11. It is on the site of the old Nether Edge Workhouse and hospital site bounded by Osborne Road, Union Road and Lyndhurst Road. There are 187 dwellings in a mixture of houses, apartments and refurbished hospital buildings. Key responsibilities of the role include:
· Estate management, including the management of property maintenance works across the site, and procurement and management of contractors and suppliers of services
· Safe and compliant running of the leisure suite (comprising pool, spa, sauna, gym and studio) with the management of a small team of facilities staff and a leisure supervisor.
· Application of Leaseholder Management Frameworks, Landlord and Tenant Law and compliance with property alterations and processes for a Grade II listed building.
· Safe management of property, plant and equipment, including knowledge of statutory safety inspections across the estate, including fire safety, electrical and health and safety risk assessments.
· Management of the site security including CCTV, gate security, parking, electricity, fire and insurance claims.
· Preparation, upkeep and implementation of the 5-year planned maintenance report, including budgeting, tendering and quotes to ensure quality and best value for money
· Working closely with the Finance Manager to manage the relevant budgets
· Reporting to the NEMC board of directors and preparation of monthly board reports.

Person Specification
The ideal candidate will be able to demonstrate skill, knowledge and experience in the following areas:
· Experience of property / estate management
· Experience of leisure suite / pool management
· Understanding of Health and Safety and legal compliance
· Understanding of Leaseholder Management frameworks and statutory compliance
· Experience of contract management / procurement of services
· Delivery of high quality customer service
· Management of others / small team
· Experience of budgeting, financial planning, and completing data records and reports
