The Role
We are seeking a systematic, detail-oriented, and \"streetwise\" individual to take ownership of our property standards and compliance. This is a vital role that balances office-based coordination with field-based inspections. You will be the primary point of contact for ensuring our properties are safe, well-maintained, and ready for our tenants.
Primary Responsibilities
* Inspections & Reporting: Conducting thorough periodic inspections across our 600-tenancy portfolio and generating detailed reports.
* Inventory Management: Using Hello Reports to create accurate check-in and check-out inventories.
* Maintenance Coordination: Triaging repair issues via Fixflo, instructing contractors, and ensuring swift resolution for landlords and tenants.
* Compliance Handling: Coordinating and booking essential safety certifications and managing Selective/HMO licensing requirements.
* Deposit Management: Managing TDS Custodial registrations and negotiating deposit returns to ensure fair resolutions without disputes.
* Customer Service: High-level call handling, diary management, and professional complaint resolution.
Requirements
* High Attention to Detail: You are thorough, methodical, and proactive.
* Strong Communicator: Ability to negotiate firmly but fairly with tenants, landlords, and contractors.
* Quick Thinking: You are \"streetwise\" and able to prioritize maintenance tasks by urgency.
* Full UK Driving License: Minimal or no points preferred.
* Experience: Previous experience in property inspections or HMO licensing is highly advantageous.
