Job Summary
Our client is seeking an individual to take full responsibility for the Sales and Marketing function, covering land appraisal, market research, pricing strategy, bringing new sites to market, site launches, and managing all reservations through to customer handover. A key objective is to maximise selling prices and create value while maintaining strong sales rates across the team.
You will act as the guardian of our client’s brand, ensuring the Sales and Marketing function operates in line with internal governance and operational frameworks.
Working alongside the senior leadership team, you will contribute to shaping future strategy and the ongoing development of the business.
Primary Responsibilities
Land Acquisition
Lead all market research activity prior to land acquisition.
Define the appropriate product and specification for target markets.
Recommend optimal house type mix based on relevant regional market insights.
Produce timely market and competitor analysis to support all land purchase appraisals.
Marketing Plans
Develop and deliver effective launch programmes for new developments, on time and within budget.
Oversee the creation, approval, and delivery of high-quality marketing content and collateral.
Manage all branding and advertising activity, including website updates within brand guidelines.
Define target customer profiles and brief show home interior design accordingly, introducing innovation and best practice where appropriate.
Deliver a marketing strategy that generates high-quality enquiries and efficient conversion to sale.
Maximise selling prices and revenue while minimising reliance on discounts or incentives.
Manage the customer options process to provide buyers with a wide and flexible range of choices.
Customer Service
Deliver exceptional, customer-centric service throughout all sales functions.
Continuously review customer satisfaction insights and take action to improve the customer journey.
Analyse monthly customer satisfaction data across all developments and implement improvements as needed.
Build a positive, customer-focused culture within the Sales and Marketing team, developing skills and behaviours that support an outstanding customer experience.
Experience, Qualifications and Requirements
Experience managing and motivating sales teams.
Proven Sales and Marketing leadership within the residential development or housebuilding sector.
Strong budget management capabilities.
Experience in strategic planning and leadership.
Senior leadership or board-level experience.
