Job Title: Commercial Manager
Location: Belfast
Responsible For: Company commercial matters
General Purpose
Playing a major part in the management structure, the Commercial Manager is responsible for managing all day-to-day commercial matters within the Company and ensuring that maximum return is achieved in all areas. The Commercial Manager will, at all times, have a keen eye for ensuring that maximum return is achieved at all times, across all facets of the business.
Duties & Responsibilities
1. Demonstrate leadership management skills of the M&E contracting department and continuously liaise with the individuals in the team.
2. Be commercially biased to support the contract managers with a hands-on approach when required.
3. Review new project contracts and liaise with Main Contractors to ensure that contract terms and conditions are agreed on best terms for the Company.
4. Act as the main point of contact with Contracts Manager in leading handover meetings between Estimating and Operations team, ensuring that all risks and opportunities are addressed and monitored in an ongoing manner.
5. Regular meetings with Contracts Managers to assist in preparation of subcontractor terms and conditions/orders, to ensure all Main Contract risks are cascaded and ensure maximum return for the Company.
6. Ensure ongoing compliance with company policies and procedures for subcontractor and supplier management.
7. Assist Contracts Managers with monthly Main Contractor applications for payment, to ensure timely submission, capture of variations/compensation events and maximize commercial return.
8. Manage payment/pay less notices from Main Contractor to maximize cash flow into the Company and that all queries are addressed in a prompt and robust manner.
9. Review project cost plans and interrogate for accuracy and management of projected commercial return on projects.
10. Preparation of the monthly CVR for inclusion in the monthly financial report.
11. Commercial management of the supply chain to ensure accurate cost capture and resolution of subcontractor account queries.
12. Oversight of procurement across the Company to ensure that maximum value for money is achieved at all times and that our approved suppliers database is kept up to date.
13. When required, have an active and influential input into tender/bid submissions, identifying commercial risks and opportunities at an early stage.
Person Specification
Bachelor's degree in Quantity Surveying (or similar field of study). A minimum of 5 years relevant experience within the Construction Industry. Thorough working knowledge of construction contracts, particularly JCT, NEC4 and SBCC. Ability to use contractual knowledge in a pragmatic and practical manner. Strong commercial acumen and the ability to manage construction contracts in order to maximize company profitability. Wider knowledge of the Construction industry and up-to-date working knowledge of future trends, opportunities, and risks. People management skills, including the ability to lead and motivate others, delegate work and explain ideas. Ability to work efficiently and effectively as part of a dedicated team. Flawless interpersonal, communication, and relationship building skills. Highly articulate with a clear and analytical approach to problem-solving. Strong appreciation of cost awareness. Energetic, punctual, and reliable. Ability to use your initiative and be decisive. Ability to work under pressure and to tight deadlines. Demonstrate a positive, pro-active can-do attitude. A good understanding of workplace Health & Safety. Must be flexible to meet the demands of the business.
