Management Officer
Pay Band: 8 – £20.46 an hour
Job Purpose:
Responsible for housing tenancy management duties in a specific area of the town. Working in close liaison and partnership with tenants, residents, members, other sections and departments, as well as voluntary and statutory organisations, to promote and develop inclusive and sustainable areas.
What are you expected to do?
1. Effective Working and Liaison: Work in close liaison and partnership with tenants, residents, members, other sections and departments, and voluntary and statutory organisations to promote and develop inclusive and sustainable areas and provide a holistic approach to tenancy management issues.
2. Tenancy Matters: Deal with all tenancy-related matters in Council-owned properties, including low-level anti-social behaviour (ASB), and enforcement of the Tenancy Agreement.
3. Estate and Housing Maintenance: Complete inspections of properties, shared, and communal areas to ensure the health and safety of tenants and ensure that all repairs and estate issues are addressed effectively and efficiently in partnership with residents, members, and other organisations.
4. Void Properties and Housing Applications: Ensure the efficient re-let of properties to maximize income collection and reduce waiting lists for re-housing.
5. Major Works: Work in close liaison and partnership with internal and external agencies to assist in the delivery of major programmes of work to properties and areas.
6. Correspondence and Reports: Provide written and verbal responses for Councillors, tenants, and senior management as required.
7. Rent Control: Monitor individual accounts and take appropriate recovery actions, including eviction when necessary.
What you need to be successful?
* Approximately 2 years of experience working in a housing environment or related field (NVQ Level 4 or equivalent in housing-related field is desirable).
* Approximately 2 years of experience in property inspections, including identifying repairs and maintenance needs.
* Experience of account monitoring.
* IT literate, capable of using Microsoft Office packages.
* Ability to use initiative and decision-making in challenging and changing environments.
* Strong interpersonal and communication skills, with the ability to provide advice in accurate spoken English.
* Experience in building and maintaining effective relationships.
* Commitment to providing excellent customer service with a caring and empathetic approach.
* Capable of independent travel to carry out the requirements of the post.
