Freelance Quantity Surveyor
Site-Based - Leeds
Project: Mixed Residential Development up to 5 Story
Duration: 6-12 months (with potential extension to 18 months)
Day Rate: Competitive £350 - £425 per day
Our client, a well-regarded and forward-thinking residential developer, is seeking a Freelance Quantity Surveyor to support the delivery of a large-scale residential scheme in Leeds. The development comprises a mix of low-rise housing and apartment blocks up to five storeys, creating a diverse and dynamic site environment. This is a site-based role where you'll take ownership of commercial management, working closely with a main contractor and several subcontractors to ensure cost efficiency and contractual compliance throughout the build.
Responsibilities:
* Act as the lead Quantity Surveyor on site, reporting directly to the developer's commercial team.
* Manage all commercial and contractual matters, ensuring the project is delivered within budget and on programme.
* Oversee the main contractor's commercial activities, ensuring performance aligns with contractual obligations.
* Administer and negotiate subcontracts, valuations, variations, and final accounts across multiple work packages.
* Provide regular cost reporting, forecasting, and cash flow analysis.
* Advise on procurement strategies and risk management.
* Collaborate closely with project managers, site teams, consultants, and external stakeholders.
Requirements:
* Demonstrable experience as a Quantity Surveyor on residential projects, ideally with exposure to both low-rise and multi-storey developments.
* Excellent understanding of JCT contract administration.
* Strong commercial acumen with a proactive and solution-focused mindset.
* Ability to work independently on a live construction site.
* Exceptional communication and negotiation skills.
* Relevant qualifications in Quantity Surveying (Degree/HND or equivalent).
* CSCS card and valid driving licence preferred.
