Salary: £38,000 + TPI support.

The Opportunity:
We are seeking a proactive and organised Deputy Property Manager to support the daily operations of a large mixed-use residential development at Barking Riverside. The successful candidate will assist the Property Manager in delivering high-quality estate management, contractor oversight, resident engagement, and compliance with health and safety standards.

The Role:
Key Responsibilities:
* Daily monitoring of Fixflo and contractor performance.
* Instruct contractors for repair and PPM works; verify works are completed to specification.
* Register and process insurance claims with insurers, assessors, or brokers; ensure residents are provided with insurance details where applicable.
* Obtain quotations and approvals from insurers to proceed with works.
* Prepare reports and provide updates to key stakeholders as required.
* Upload regular updates and useful resident information to ARK (minimum weekly).
* Monitor and respond to enquiries in the site mailboxes (email, phone, face-to-face, ARK messages), escalating high-level issues to the Property Manager.
Service Charge Activities
* Assist in creating and agreeing annual service charge budgets with the client.
* Support the Property Manager in the preparation and approval of annual service charge accounts and their issue to leaseholders.
* Help monitor contractor payments and ensure prompt invoice processing.
* Assist with resolving service charge-related queries.
Block Management Activities
* Undertake site inspections alongside the Property Manager at least once per month (or as per contract).
* Contribute to quarterly site inspection reports on TouchRight, noting observations and required remedial works.
* Assist with completion of LPE1 forms when required.
Resident Engagement
* Support the arrangement of resident surgeries and community engagement events.
* Organise and attend AGMs, take minutes, issue them, and follow up on actions.
Staff Management
* Support the Property Manager with onsite staff management, including monitoring sickness and assisting with performance reviews.
Health & Safety
* Assist in health and safety audits.
* Arrange all statutory service and maintenance visits (lifts, plant, water, fire systems) and ensure actions are discharged.
The Person:
We’re seeking a reliable, customer-focused property professional with strong communication skills and a hands-on approach to estate management.
Skills & Experience:
* Previous experience in residential block or estate management.
* Strong administrative and organisational skills.
* Confident communicator, able to liaise effectively with residents, contractors, and stakeholders.
* Working knowledge of Fixflo, ARK, or similar property management platforms desirable.
* A positive attitude and willingness to learn and develop under the guidance of the Property Manager.
