Position Summary
The Senior Lettings Manager leads branch performance across people, portfolio growth, customer service and commercial results, driving local execution and ensuring adoption of group initiatives.
Locations: Oadby, Battersea (London), Stamford.
Key Responsibilities
* Manage, coach and develop property and lettings team members.
* Build and lead a high‑performing local team through hiring, performance management and day‑to‑day leadership.
* Set the standard for service quality and commercial discipline in the branch.
* Own local delivery of group and regional initiatives and translate central strategy into local execution.
* Resolve resistance and blockers, maintaining ways of working during system migrations.
* Own landlord retention plan, prevent churn and grow landlord instructions.
* Upsell existing landlords and increase share of landlord wallet.
* Maintain a healthy instruction pipeline and conversion metrics.
* Ensure optimal rent pricing, balancing speed to let, rent level and landlord outcomes.
* Maximise management fee and upsell higher packages and services.
* Own full P&L of the branch and, as a cluster leader, take on P&L across up to three branches.
* Coordinate local operations and ensure alignment with central service functions.
* Act as an escalation point for service quality issues and drive fixes through escalation.
Qualifications & Preferred Background
* People management experience – hiring, coaching, performance management and team building.
* Change and integration experience – proven ability to introduce new ways of working.
* Relationship management and retention skills with a track record of growing a landlord base.
* Full understanding of the lettings cycle (tenancy, property maintenance, compliance) with strong sales and commercial acumen.
* Commercial strategy development experience – rent pricing, fee structures and discounts.
* Sales partnership building experience (B2B referrals).
* P&L literacy, budgeting and cost control.
