About the Pub The Plough is situated in the rural village of Woodside, just one mile outside of Luton. This property provides a well-equipped trade kitchen, a bar, restaurant area and an onsite car park. The internal trade area consists of a traditional drinking space with seating for 20 people as well as seating at the bar and standing room for another 20 guests. There is a traditional bar servery and separate utility to the left of the main drinking area which flows through to the restaurant area, which could be converted into a saloon bar if required with an additional 35 covers. The décor is traditional throughout and there is a mixture of loose and fixed wooden seating. The Plough has been kept in good condition by the outgoing publican. As you walk out of the back of the pub you enter a spacious patio area with seating for approximately 15 people. This area then leads to a large garden with seating for up to 100 people. There is an opportunity to put a marquee in this area and utilise the space for private functions, it is a tremendous space with huge opportunity. Regional Manager's Thoughts The Plough has the potential to be a tremendous food and family pub. There is a spacious internal area as well as a very large garden with potential to create a great outdoor space which should make it an attraction for families and friends to dine. There are close by villages and towns including Luton, Dunstable and affluent Harpenden, so this pub should attract customers from a wider radius including St. Albans. The business opportunities for attracting customers from people staying in hotels around the nearby Luton Airport are huge. Surrounding Area Woodside is a small hamlet approximately one mile from Luton town centre. The area has pleasant countryside views with the attraction of being close to urban life. Luton Parkway and Harpenden train stations are within three miles from the pub and provide a 25 minute commute into central London.
