We are seeking a Property Facilities Manager to oversee a diverse portfolio of commercial and residential properties across Ayrshire. This role is crucial for ensuring the smooth operation and upkeep of all properties, managing both internal staff and external subcontractors to deliver high-quality facility management services. The ideal candidate will be proactive, highly organized, and possess a strong background in property maintenance and management.
Key Responsibilities
Facilities Management: Oversee the day-to-day operations and maintenance of all properties, ensuring a safe and functional environment for tenants and occupants. This includes conducting regular site inspections and audits.
Team Leadership: Manage a small team of internal maintenance staff, including scheduling, performance management, and training. Foster a positive and productive work environment.
Subcontractor Management: Source, vet, and manage relationships with external contractors and suppliers. This involves negotiating contracts, monitoring performance, and ensuring work is completed to the required standards and within budget.
Tenant and Client Relations: Act as the primary point of contact for property-related issues. Address tenant requests and concerns in a timely and professional manner, building strong relationships with stakeholders.
Emergency Response: Be available to respond to and coordinate action for property-related emergencies outside of normal working hours.
Qualifications and Skills
Experience: Experience in facilities management, property management, or a related field, with a demonstrable track record of managing both commercial and residential properties.
Technical Knowledge: A solid understanding of building systems (HVAC, plumbing, electrical) and maintenance best practices.
Communication: Excellent verbal and written communication skills, with the ability to liaise effectively with a wide range of people, from tenants to senior management.
Problem-Solving: A proactive and resourceful approach to problem-solving, with the ability to make sound decisions under pressure.
Driving License: A full UK driving license is essential as travel between properties across Ayrshire is required

Pay: £30,000.00-£40,000.00 per year
