What you’ll be doing
The Commercial team handles cost-effective building, including quantity surveying, estimating, procurement and material buying. You will be responsible for the commercial and surveying duties for large sites, managing costs, budgets and valuations, and ensuring compliance with Group Policies and Procedures. You will teach, train and manage subordinates, value engineer all trades, and keep ahead of market developments.
* Maintain all cost control procedures within Group policies and procedures
* Compile weekly, monthly and quarterly cost reports
* Keep up to date with new materials, construction methods, regulations, codes of practice and NHBC requirements
* Provide training and mentorship to subordinates
* Manage budgets and valuations, ensuring accurate cost and value reconciliation
* Control commercial tasks on large sites (including sites in excess of 200 units)
* Contribute to conceptual designs to keep within budget
* Prepare site start budgets and coordinate with departments to commence construction and marketing
* Lead value engineering and maintain site review documentation to achieve best value
* Maintain budget control throughout development and manage cost overruns within contingency levels
* Prepare accurate costing for site development
* Analyze and report costs and cash flow using available support systems
* Prepare tenders and procure sub-contractors, goods and materials following Group procedures
* Compile subcontractor recommendations and process subcontract orders, payments and variations
* Evaluate variations with awareness of budget constraints and obtain approvals for variations
* Coordinate with site personnel and subcontractors to maximise productivity
* Attend project and team meetings and present the Commercial position
* Present valuations at Divisional valuation meetings
* Control all commercial aspects and responsibilities with regards to the RSL
* Ensure compliance with Building Regulations, NHBC, Health and Safety requirements
* Perform any other duties as required by the Managing Surveyor/Commercial Manager
What You’ll Need
* HND level or higher with a valid CSCS card
* Proven track record in a similar role or at the level of Quantity Surveyor
* Full understanding of current market conditions and rates
* Ability to control costs across trades and provisions to ensure live cost accuracy
* Highly numerate with strong attention to detail; able to prepare budgets and valuations
* Methodical, conscientious and organised with high standards
* Strong IT skills and experience with commercial software for management, payment and valuation
* Articulate, clear, credible and able to work under pressure
* Ability to resolve disputes, problems and cost issues
* Ability to work on own initiative and take ownership of projects
* Strong communication skills and ability to build relationships internally and externally
* Wide experience in the house building industry
* Strong knowledge of Building Regulations, NHBC and Health and Safety requirements
