Ready to lead a high-performing sales team and shape exceptional student living experiences? We’re looking for an ambitious and driven Sales Manager to take ownership of performance across a dynamic student accommodation portfolio. This is a fantastic opportunity to step into a leadership role where you’ll directly influence occupancy, revenue, and the customer journey—while building and developing a motivated sales team. Location: Manchester Salary: £35,000 - £38,000 per annum Commission The Opportunity In this role, you’ll lead from the front—driving results, coaching talent, and ensuring every enquiry turns into an exceptional experience. You’ll play a key role in delivering commercial success while creating a culture of accountability, collaboration, and continuous improvement. What You’ll Be Doing Sales Performance & Delivery Lead and inspire a team of Sales Executives to achieve ambitious targets Drive occupancy, revenue, and yield across the portfolio Monitor pipelines, lead management, and conversion rates Step in on complex enquiries and high-value opportunities Take ownership during peak trading periods and campaign launches Team Leadership & Development Coach, mentor, and develop a high-performing team Set clear KPIs and conduct regular 1:1s and performance reviews Support hiring, onboarding, and training Foster a positive, accountable, and results-driven culture Pipeline & CRM Management Ensure strong discipline in CRM usage and data accuracy Track and optimise the full sales funnel—from enquiry to booking Deliver weekly insights and performance reports Identify trends and recommend improvements Reporting & Forecasting Support revenue and occupancy forecasting Highlight risks and opportunities early Use data to drive smarter decisions and better outcomes Collaboration & Customer Experience Work closely with operations and marketing teams Align sales activity with availability and campaigns Deliver a seamless, customer-first booking journey Handle escalations professionally and efficiently What We’re Looking For Proven experience in a sales leadership or senior sales role Track record of delivering against targets, revenue, or occupancy goals Experience managing or mentoring a team Strong understanding of sales pipelines and CRM systems Confidence using data to drive performance Highly organised with a process-driven mindset Excellent communication and stakeholder management skills Resilient, adaptable, and thrives in a fast-paced environment Bonus Points For Experience in student accommodation, hospitality, or property Financial awareness (forecasting, budgeting, performance tracking) Multilingual skills Exposure to regulated or operational environments What Makes This Role Exciting?
