About the Role
We’re looking for an experienced Senior Surveyor to join our Property & Asset Management team and help deliver safe, high-quality homes across our London housing stock. This is a key technical role, providing professional leadership across planned maintenance, major works, compliance, and building safety.
You’ll work closely with internal teams, residents, contractors, and consultants to manage complex surveying projects, ensure statutory compliance, and support the delivery of our asset management and investment strategies. The role offers a mix of technical challenge, project leadership, and the opportunity to make a real difference to residents’ homes.
What You’ll Be Doing

Lead the delivery of building surveying services across a portfolio of residential properties, including inspections, defect diagnosis, and technical advice.

Manage planned maintenance and major works programmes from inception to completion, ensuring works are delivered safely, on time, within budget, and to a high standard.

Carry out and review stock condition surveys and use data to inform investment planning and long-term asset strategies.
*
Prepare and review specifications, schedules of works, and contract documentation, managing procurement and contractor performance.
*
Act as the technical lead on complex cases, including structural issues, disrepair, damp and mould, and building safety-related works.

Ensure compliance with all relevant legislation, including health and safety, fire safety, asbestos, CDM Regulations, and wider building safety requirements.

Support the organisation’s building safety and compliance objectives, working collaboratively with specialist teams.

Monitor budgets, certify payments, manage variations, and agree final accounts, ensuring value for money.

Provide professional guidance and mentoring to junior surveyors and colleagues, supporting continuous improvement across the service.

Work closely with housing management and customer-facing teams to resolve complex issues and deliver positive resident outcomes.

Contribute to sustainability, retrofit, and decarbonisation programmes aligned with our environmental commitments.
About You
You’ll be a confident and proactive surveying professional with strong technical expertise and experience working across residential buildings.
You’ll need:

A degree or equivalent qualification in Building Surveying or a related construction discipline.
*
Significant experience in a building surveying role, ideally within social housing, local authority, or a similar public sector environment.
*
Proven experience managing major works and planned maintenance projects.
*
Strong knowledge of building pathology, construction methods, and housing-related legislation.
*
Experience managing contractors and consultants and overseeing works on site.
*
A good understanding of health and safety and compliance requirements, including CDM.
*
Excellent communication skills and the ability to explain technical issues clearly to non-technical audiences.

Strong organisational skills and the ability to manage multiple projects and priorities
