Job Title: Project Manager (Property) Salary: From £doe plus car allowance Hours: Full Time / Hybrid / Monday to Friday Location: Hybrid role – with visits to our nurseries and our HO in Northampton The Role The Project Manager will be part of the Property, Capital Projects and Facility Team (the Team) who manage the nursery and support office portfolio totalling approximately 285 properties and add to these numbers through acquisition of new and existing nurseries. The current nursery portfolio has a split of circa 215 leaseholds and 70 freeholds, which are spread from the south coast to Aberdeen, although a large proportion of the nurseries are in the southeast. The objectives of the Team is to ensure that the Operations Team have sustainable settings to operate the nurseries, to keep everyone safe, to expand the portfolio by collaboratively reviewing new opportunities, managing and refurbishing existing settings whilst keeping overall occupational costs to a minimum and adding value to the portfolio and business. The Project Manager will undertake the management of circa 20-25 projects, typical value range £25k – £300k that form part of the capital refurbishment programme, typical annual spend circa £13m. What You’ll Be Doing Review financial performance of setting and take on brief for a capital project prior to visiting site. Survey, scope and draft tender documents for both garden and nursery refurbishment projects. Review layout of the setting & propose changes to layouts and gardens to improve appearance & efficiency of the setting. Agree contractor tender list in collaboration with the Procurement department Review tender returns, undertake value engineering where required. Manage and coordinate the preparation of a business case in collaboration with other departments (Asset, Finance, Operations & Legal) to obtain approval for the capex expenditure. Draft contract and insurance documents for issue through the legal department. Manage prestart meeting, progress meeting and practical completion inspection, writing and issuing snagging sheets. Undertaking all contact Administration roles required under a JCT minor works contract. Undertake all financial supervision of the project including reviewing budgets, producing monthly valuations, agreeing any variations and agreeing the final account. Co-ordination of external consultants (Architectural, structural and services). Managing the building control process from request for fee quotes, submission of applications and coordination of Principal designer. Manage the Health and Safety of the project with internal and external support. Manage the Asbestos survey process and provide recommendations on dealing with any identified asbestos. Build and maintain strong working relationships with colleagues, contractors, and business partners. Foster effective communication and collaboration to ensure work is prioritised and executed efficiently, with prompt resolution of issues to meet customer satisfaction. Support the Property Leadership Team in undertaking all capital works ensuring all compliance is adhered to on all projects. Collaborate with senior management to review improved designs, specifications and ways of undertaking refurbishment projects. Manage existing relationships with framework contractors. Explore/review new contractors that can be added to the framework. Oversee and report on the performance of existing contractors. Analyse cost data from the contractor returns to use for budgeting and future planning. Provide some technical support to colleagues in the Facilities team on a range of areas/subjects. Serve as the primary contact for all nursery-related queries relating to the Capex programme for which you are responsible for. Provide cover and support for other team members during periods of leave to ensure continuity of service and responsibilities. What We’re Looking For Strong knowledge and experience of the refurbishment construction process. Knowledge of ‘out of hours’ working (e.g. Shopfitting) or working in occupied buildings would be desirable but not critical. Good written skills, capable of generating business cases and other reports and presenting to all levels throughout the organisation. Exceptional communication skills for managing contractors and working with Operational colleagues at all levels. Working with Health & Safety as a central driver to all work that is carried out. Strong analytical skills, capable of analysing tender returns for competitiveness and errors for review internally. Knowledge of construction costs and ability to review financial performance of cost centres. Excellent working knowledge of Microsoft Office, chiefly Excel, Outlook, Word and PowerPoint. Qualifications Diploma or degree level in construction related area (Project Management / Quantity surveying / Building Surveying / Construction Management ). or 10-year career in managing construction / refurbishment contracts in lieu of formal further education. Working knowledge of health and safety procedures.
