Poachers Barn is a well‑established community pub located in the coastal village of Osgodby, on the outskirts of Scarborough. Surrounded by established housing, new developments and several local caravan parks, the site benefits from strong year‑round trade with a significant summer uplift. The pub offers two distinct internal trading areas: a strong locals’ bar and a second space focused on dining and socialising, including a pool table. Externally, there is a large beer garden with children’s play area, three car parks and four letting rooms.

The business currently trades at circa £7k per week, with an approximate split of 70% wet, 20% food and 10% letting rooms. Wet trade is well established, with the letting rooms providing a valuable additional income stream, particularly during peak season.
