Project Manager – Tenant Improvements
Position Summary
The Project Manager – Tenant Improvements is responsible for overseeing and managing all phases of tenant improvement (TI) projects from inception through completion. This role ensures that projects are delivered on time, within budget, and in alignment with client expectations, company standards, and building requirements. The Project Manager will act as the primary point of contact between clients, contractors, vendors, and internal stakeholders.
Key Responsibilities
1. Manage the full lifecycle of tenant improvement projects including planning, budgeting, scheduling, execution, and closeout.
2. Work closely with clients, landlords, property managers, architects, engineers, and contractors to ensure project goals are met.
3. Develop and manage project budgets, estimates, and cost tracking; proactively identify and mitigate risks of overruns.
4. Create and maintain detailed project schedules, ensuring timely completion of all phases.
5. Review construction documents and ensure compliance with building codes, lease requirements, and client specifications.
6. Coordinate procurement of materials, furniture, fixtures, and equipment (FF&E).
7. Conduct regular site visits to monitor progress, quality, safety, and adherence to plans.
8. Lead project meetings, prepare progress reports, and maintain clear communication among all stakeholders.
9. Manage change orders, RFIs, punch lists, and project closeout documentation.
10. Ensure all tenant improvement projects are executed with a focus on quality, safety, and client satisfaction.
Qualifications
11. Bachelor’s degree in Construction Management, Architecture, Engineering, or related field (or equivalent experience).
12. 5+ years of project management experience in tenant improvements, commercial interiors, or construction.
13. Strong knowledge of construction methods, materials, building systems, and permitting processes.
14. Proficiency with project management and scheduling software (e.g., MS Project, Procore, Bluebeam, or similar).
15. Exceptional communication, negotiation, and leadership skills.
16. Ability to manage multiple projects simultaneously in a fast-paced environment.
17. Strong financial acumen and experience managing budgets and contracts.
Preferred Skills
18. Experience with office, retail, or medical tenant improvement projects.
19. Familiarity with LEED, sustainability standards, or workplace strategy trends.
20. Professional certifications (PMP, CCM, LEED AP, etc.) are a plus.
