We are looking for a presentable individual to join our Concierge Team working on the dayshift for a residential building in Manchester City Centre
The position is permanent, at competitive rates and contracted to a 36-hour week, working 12-hour shifts as part of a fixed rotation (Friday, Saturday & Sunday 7am-7pm) with opportunities to cover additional day and or night shifts where available on a week-to-week basis, as per overtime policy.
Duties within the role include, but are not necessarily limited to:
* Meet and greet all residents, visitors and maintenance teams for the building.
* To monitor and record details of all visitors to the building (except residents' personal visitors).
* To be available to receive deliveries and ensure that incoming mail and parcels are received and distributed in a competent, efficient and professional manner.
* To deal with enquiries from residents, agents, contractors and other providers of service to the building in a polite and helpful manner.
* Key holding where required and inline with the respective policies and guidelines.
* Manage the entrance/exit of contractors to both the communal parts and individual apartments, ensuring that they have appropriate authorisation to gain entry.
* Manage and monitor activities of all third-party service providers ensuring that the work they undertake is completed in an appropriate manner and to the required standard.
* Make regular inspections of the premises throughout the shift whilst making use of QR scanners to log and identify issues and patrols.
* Conduct and record weekly fire alarm test and monthly emergency light testing and reporting any issues.
* Ensure that all fire doors are secure and all locks fully operational as part of regular patrols.
* Ensure that all mechanical inspections such as elevators, intercoms, fire equipment etc are checked in accordance with maintenance agreements.
* Work safely conforming to statutory and company Health & Safety regulations, i.e. fire precautions, manual handling, reporting of accidents.
* To be fully aware of fire procedures as well as Health & Safety standards as required/directed by law.
* Report defective equipment and hazards to the Managing Agents.
* Liaising with the Managing Agents on any difficulties or problems arising and immediately reporting to the Managing Agents all acts of vandalism, break-ins or attempted break-ins.
* To be vigilant about noise incidents and deal with them accordingly. Ongoing complaints/issues should be reported to the Managing Agents.
* Ensure the effective security of all computer equipment, CCTV system, keys, office equipment etc.
* Effectively carry out handovers at the end of each shift, ensure that all check list reports have been completed, actioned and filed as appropriate.
* General housekeeping duties
* Complete the required administrative functions i.e. diary logs, key logs etc.
* Ensure that the Concierge office is clean and free of litter at all times.
* To ensure that all Concierge Building Management departments practices and standards are maintained to the highest levels at all times.
* Always maintain appropriate professional standards
Personal Qualities and Experience:
* Good communication skills both verbal and written including confidence in handling conflict and demonstrating empathy in a professional manner.
* Be able to follow procedures, work independently and respond/act when required in a professional manner.
* Be self-motivated and taking pride in not only your appearance but that of building and its operation.
* Basic IT skills including Outlook, Excel and Word
