Kinden Property is a boutique property development company focused on sourcing and producing high-quality properties for our shareholders and external clients.
This role is for the student rental properties, which we currently have 13, with more planned. We are a start-up company, set up by our director who has a decade of experience at the front line of top investment banks and hedge funds.
We are looking for 2 part-time property managers to join to grow the team.
The initial 3 months are contract-based; after this, it can either remain contract-based (if that is your preference) or become a part-time permanent position.
ROLE 1 - Focused on Maintenance & Property Management
Contract Terms
* Around 15 hours per week at £14-£16 an hour paid on all hours worked during a week
* Additional 15-20 hours per week managing check-out inspections in June & July paid at higher hourly rate of £18-£20
* Yearly bonus up to 30% of salary

Roles & Responsibilities
Primary Role
Property management support on the existing portfolio of long term student properties, including
* Leading the maintenance side, respond to tenant reported issues
* Coordinate with trades tradesman to fix issues and communicate back to tenants
* Carry out interim inspections
* Check appliance during interim inspections
* Maintain smoke alarm, PAT, EICR, Gas certificates records
* Schedule in regular cleaning, window cleaning, gutter cleaning etc.
* Conduct check-out inspections post tenants leaving, note damages, record deductions, gather evidence and coordinate with trades to fix issues
* Manage redecoration and maintenance issues with builder during the empty periods before new tenants move in
Secondary Role
* Help out on the tenant finding / onboarding process, including conducting viewings, co-ordinate viewings, chase up referencing process.
* Provide renovation management support
Key Requirements
Must Have
* Exceptional attention to detail, time management skills and strong multi-tasking skills
* Confidence in communicating with and specifying to both clients and contractors in a friendly and professional manner
* Takes ownership of tasks, can work independently and also in a small team
* Has own car and driving license
* Some exposure to property maintenance
Would be great to have
* Some related experience in lettings space or property management space
* Own a laptop
ROLE 2 - Focused on Lettings Management & Renovation Support
Contract Terms
* Around 10-15 hours per week at £14-£16 an hour paid on all hours worked during a week
* Additional hours during a renovation project to support director (optional)
* Yearly bonus up to 30% of salary
* Flexible working hours
Roles & Responsibilities
Primary Role
* Advertise for student properties, answer enquiries and arrange viewings
* Attend viewings or coordinate viewings with contract viewing manager
* Review post viewing feedbacks and offers
* Setup and report on references
* Setup up tenancy agreements using templates and guarantor agreements
* Arrange for the signing of documents
* Request and check rent payments
* Pay supplier invoices
* Send guides to tenants before move in and move the move in process
Secondary Role
* Help out on the property maintenance side
* Help out on the renovation projects if has capacity
Key Requirements
