JOB PURPOSE
To provide effective Property Management Services to a portfolio of mainly residential properties, always ensuring effective communication with clients and any other relevant parties. In addition, the postholder will be responsible for seeking to enhance the client relationship by referring other SHW services where appropriate.
KEY RESPONSIBILITES
Duties will include the full range of management services to clients including:
* Provision of budgets, financial reports and year end accounting services
* Supervision of client site staff
* Landlord and Tenant Act advice
* Supervision of maintenance contracts with particular emphasis on value for money
* Attendance at client meetings and regular formal and informal client liaison and reporting
* Overall responsibility for all client based service provision on the portfolio in accordance with the management agreement and SHW quality assurance procedures
* Co-ordination of major works and external consultants, ifany
* Site visits and inspections
* Ensuring delivery of service concurs with quality assurance procedures, RICS and ARMA codes and good practice generally
* In addition the postholder will be responsible for seeking to enhance the client relationship by referring other SHW services when appropriate
* Assist with new business enquiries and marketing initiatives generally
COMMUNICATIONS & WORKING RELATIONSHIPS
Internal
Partners, Regional Heads, Property Managers, Property Management Accounts and colleagues within SHW.
External
Clients, consultants, professional advisers, auditors, tenants, contractors, porters and site staff working at properties.
KEY PERFORMANCE INDICATORS
* Level of management fee income and other income, for example s20 consultations and licences
* Professional conduct and compliance
* Record keeping
* Keeping on top of H&S action points
* Presentation and timeliness, regarding meetings and in preparation of service charge budgets etc.
* Willingness to seek advice and ability to judge when necessary
* Level of supervision required
* Nature of any complaints received
* Client and colleague feedback
