About PropertyFlow
PropertyFlow is a funded PropTech startup based in Edinburgh. Our platform helps short-term let (STL) managers get more from their properties — from keeping listings live and compliant across major booking platforms to giving data-backed advice that actually moves the needle on occupancy.
Alongside the platform, we offer property management as a service to landlords — either as a corporate let or fully managed service. This side of the business is currently being built out and will be a key part of our go-to-market as we grow.
We're currently onboarding properties ahead of our pilot launch next month. The team is small, the pipeline is growing fast, and we need someone to own the marketing engine while our Head of Commercial Growth focuses on building relationships and closing new business in the field.
The Role
This is a hands-on marketing and commercial support role. You'll own PropertyFlow's day-to-day marketing — from content and social media through to lead generation and CRM — while also getting involved on the commercial side, speaking to landlords, handling objections, and helping convert interest into booked meetings.
You'll work closely with the Head of Commercial Growth and manage the relationship with our external content creation partner, making sure everything we put out is aligned with what we're selling and who we're selling it to.
This role would suit a recent graduate or someone with a year or two of experience who's already active on social media and has a feel for what makes content land. If you're running a side project, building a brand, or hustling on something of your own — that's exactly the kind of mindset we're looking for.

Location: Edinburgh (Princes Street) — hybrid, 2–3 days on-site depending on requirements
Contract: Full-time or part-time considered
What You'll Be Doing
Marketing
* Content Planning & Writing — Plan and write marketing content that speaks to landlords and short-term let managers. You'll need to understand what they care about and create content that earns attention, not just fills a feed.
* Multi-Channel Management — Own PropertyFlow's presence across Instagram, TikTok, LinkedIn, and Facebook. Manage the content calendar, scheduling, publishing, and community engagement across all channels.
* Content Partner Management — Own the relationship with our external content creators end to end. That means briefing them, setting deadlines, reviewing deliverables, and making sure output is on-brief, on-brand, and aligned with our commercial objectives.
* Email Marketing & Newsletters — Build and manage email campaigns and regular newsletters aimed at landlords — keeping PropertyFlow front of mind and driving engagement with the platform and our managed services.
* Ad Management — Post-launch, you'll take ownership of paid advertising across social and search channels. This will grow over time as we scale.
* Brand Consistency — You're the gatekeeper for how PropertyFlow looks and sounds. Everything we put out — social posts, emails, ads, listing copy — should feel cohesive and professional.
* Lead Conversion & Appointment Setting — When inbound leads come in through our social channels, you'll qualify them and convert them into booked meetings for the Head of Commercial Growth to close. Speed and follow-up matter here — warm leads go cold fast.
HR & People Admin
* HR Administration — Manage day-to-day HR processes using Sage, including onboarding new hires onto the system, maintaining employee records, and keeping documentation up to date as the team grows.
* Migration & Setup — Migrate existing team members onto Sage, ensuring all records, contracts, and compliance documents are complete and properly filed.
* Documentation & Compliance — Stay on top of employment documents — contracts, right-to-work checks, and any other paperwork that needs to be in order. As we scale, nothing should slip through the cracks.
What We're Looking For
* Strong written communicator who can create content that resonates with a B2B audience — STL managers and landlords, not general consumers.
* Active on social media with a real understanding of how platforms work for growth, not just personal scrolling. If you're building something of your own, we want to see it.
* Comfortable context-switching between creative marketing work and commercial support tasks without losing quality on either.
* Genuinely interested in property, PropTech, or the short-let market. Curiosity goes a long way.
Nice to Have
* Experience with HR software (Sage or similar).
* Familiarity with email marketing platforms (Mailchimp, Brevo, or similar).
* Experience with paid social or Google Ads, even at a basic level.
* Exposure to the UK property or lettings market.
* Experience working with or briefing creative agencies or freelancers.
