About the Opportunity:
I'm working with a prestigious, design-led property developer delivering ultra-prime residential and commercial projects across Central London. Known for their uncompromising standards and design integrity, they are seeking a seasoned Construction Manager to lead the on-site delivery of complex, high-value residential schemes.
You’ll play a critical role in managing the full construction lifecycle through a Construction Management procurement route - where the client holds direct contracts with each trade contractor and the CM oversees site delivery, design coordination, and trade contractor performance. This model demands an experienced, proactive Construction Manager who can coordinate multiple work packages, drive programme, and maintain exceptional quality, all while representing the client's interests on-site.
Key Responsibilities:
Project & Site Management:
* Oversee day-to-day construction activities across multiple ultra-prime residential sites
* Develop and maintain detailed construction programmes, including early trade packages
* Plan and manage site setup, logistics, welfare, and site preliminaries
* Ensure compliance with site-specific regulations, licences, and neighbourhood agreements
* Coordinate early trade activities ahead of full design completion (e.g. piling, enabling works)
Construction Management Delivery:
* Break down projects into trade packages, advise on sequencing, and manage package interfaces
* Coordinate all trade contractors under a CM model — acting as the client’s site lead
* Supervise site activities, monitor workmanship, and ensure delivery to design and programme
* Act as liaison between trade contractors and design team, managing release of information
* Oversee site operations, inspections, and testing, including snagging and final handover
Contractor & Subcontractor Management:
* Prepare and tender trade packages, advise on contractor selection, and conduct evaluations
* Review RAMS and ensure compliance with CDM and H&S legislation
* Chair regular trade contractor meetings, issue instructions, and track progress
* Act as point of escalation for technical, coordination, or delivery challenges
Commercial & Technical Coordination:
* Work closely with the in-house QS on procurement strategy and cost planning
* Support early procurement decisions and contribute to value engineering
* Review technical submissions, mock-ups, and shop drawings
* Monitor and manage variations and change control in line with the overall budget
Reporting & Stakeholder Management:
* Provide programme, risk, and performance updates to internal senior leadership
* Maintain site records, prepare progress reports, and manage coordination with consultants
* Support statutory approvals and ensure clear project documentation from pre-con to handover
Experience Requirements:
* 10+ years' experience managing luxury residential developments (£10m+ value)
* Strong understanding and delivery experience within a Construction Management procurement model
* Demonstrable experience breaking down projects into works packages and managing direct-to-client trade contracts
* Background in delivering high-end finishes for private clients and UHNW individuals
* Technically strong with deep understanding of buildability, site coordination, and specialist trades
* Comfortable leading site delivery in a high-pressure, high-spec environment
* Confident communicator with the ability to coordinate consultants, architects, and multiple trades
* Competent in MS Project or similar, with sound document control processes
