Job Description
Our client, an affordable housing organization, requires a Senior Operations Property Manager to join their expanding property services team to manage and lead a team of surveying staff overseeing their affordable housing portfolio.
The successful candidate will be expected to deliver regional repairs, voids, planned investments, and major works programs, ensuring these are completed on time, within budget, and to quality standards in line with the association’s repair and investment strategies.
This role involves overseeing contractor performance, managing complex contractor relations to maximize value for money, and ensuring service resilience and quality.
This is a home-based role with occasional meetings for contractor performance reviews and office management. The manager will oversee a multi-disciplinary and diverse surveying team across a wide geographical area and manage allocated budgets.
Key Duties
1. Develop and maintain long-term strategic relationships with key partners to deliver customer-focused programs of planned investment, major repairs, responsive, and void repairs.
2. Lead the appointment and management of sustainable partnerships, ensuring contractors are resilient, profitable, and deliver quality services.
3. Develop and embed processes and procedures based on data evaluation.
4. Collaborate with other senior department members both regionally and organizationally.
5. Manage the surveying team effectively.
Candidate Requirements
* Educated to HND level or equivalent, with a professional qualification in construction, housing, or property.
* Experience at a senior level delivering planned investment, major works, and responsive repairs programs.
* Proven leadership of multi-disciplinary teams across wide geographical areas.
* Experience managing large service budgets.
* Knowledge of building law, regulations, contracts, contract law, health and safety legislation, and best practices.
* Experience reporting to executive management and board levels.
* Ability to work collaboratively within a development management team.
* High IT literacy, especially in Excel and PowerPoint.
* Full clean UK driving license, with willingness to travel to different sites as needed.
