Our regional commercial teams are integral to the successful delivery of every Taylor Wimpey project. This role offers an opportunity to join a dynamic team, assisting with procurement, commercial, and contractual aspects of the Business Unit (BU). The role involves interfacing with all project staff, including but not limited to, the Business Unit Management Team (BUMT), site teams, subcontractors, external suppliers, and JV/Development partners.
Primary Responsibilities
1. Scheduling and quantifying materials and labour.
2. Ensuring compliance with the TW Commercial Manual and the TW Operating Framework.
3. Collaborating with other departments to ensure project viability and cost efficiency.
4. Maintaining specifications and programmes, ensuring quality is not compromised.
5. Processing applications and payments, resolving issues with the Finance Department.
Commercial Management
1. Assisting in WIP and cash flow forecasting.
2. Monitoring and reconciling shared costs with other group businesses or external companies.
3. Calculating prime costs on developments and reporting cost movements.
4. Preparing Project Budgets for approval by the Business Unit Management Team.
5. Maintaining development budgets in Coins and BoQ.
6. Managing RSL valuations and attending site meetings.
7. Monitoring and explaining all cost movements within project valuations.
8. Processing orders, payments, variation orders, and day works for contractors, subcontractors, and consultants.
9. Reviewing variations on third-party projects and liaising with the Technical Project Manager for approvals.
10. Carrying out site valuations of production at budgeted costs monthly.
11. Conducting full CVR processes and preparing reports for finance meetings.
12. Creating Cost to Complete reports and updating current budgets.
13. Forecasting final accounts and preparing cost-to-complete reports.
General
1. Awareness of codes of practice affecting estimating, such as Building Regulations, NHBC, HSE.
2. Reconciliation and recharge of shared costs.
3. Participation in relevant meetings (Pre-Start, Pre-Tender, etc.).
4. Maintaining databases and systems, including Coins and Excel.
5. Regular site visits to perform commercial functions.
6. Performing other duties as assigned by the Senior Commercial Manager.

Qualifications & Skills
* Good knowledge of Building Regulations, NHBC, and Health and Safety requirements.
* Industry-related business qualification.
* Ability to manage internal and external clients.
* IT literacy, with a preference for experience with the COINS system.
